Please use these guidelines for replacing or repairing one of these items on your property.  Any time you alter or change the existing condition in any way, it requires a design review application. Provided that you make these changes for repair or maintenance, then a DRA is not required. Please see the Fence Memo for reference and refer to the Architectural Design Guide.

**All fence additions, extensions, relocations, and height changes, require submission of a new Design Review Application for review and approval.

Exterior Paint Requirement:

The following document specifies the timeline required to paint exterior ACQ pressure-treated wood on homes. Please refer to the King Farm Exterior Paint Guidelines for reference.

Any white paint is suitable for fences and rear yard deck components as long as it is pure/ultra white and not off-white or cream colored. For questions about white paint, please contact Management or the community architect. The following colors can also be used for exterior house trim, but please consult the original design guide for your home, or contact Management/the Community Architect for questions.

Yard (Picket) Fencing:

Repairs:

• No DRA is required, as long as any repairs use the same original wood material and are painted using white paint.

Materials & Paint Color:

• Fences shall be made of wood, unless noted otherwise.
• Picket fences shall be located in front and side yards.
• Picket Fence Location Relative to Front Sidewalk: It is preferred that picket fences be located 12” to 21” behind front sidewalks to allow for a planting bed for flowers, lawn, etc.
• Picket Fence Location Relative to Site Lines: Individual picket fence siting shall be reviewed to verify compliance with the design guidelines.

Height & Style:

• Picket fences shall be 32” to 42” high.
• Examples of fencing styles can be found in the design guide (p. 34). The fencing styles include: bow top, gothic, sawtooth, staggered top.

Installations:

• **All fence additions, extensions, relocations, and height changes, require submission of a new Design Review Application for review and approval.

Alley Fencing:

Repairs:

• No DRA is required, as long as any repairs use the same original wood material and are painted using white paint.

Materials & Paint Color:

Height & Style:

• Using materials other than wood for is NOT permitted except solid vinyl fence of Azek by Walpole Woodworks , USA Vinyl, and Certainteed offer may be used (per the September 2013 Memo from the Community Architect).
• Examples of ALLEY fence styles can be found in the design guide (p. 42). The fencing styles include: standard alley/privacy fence and lattice top.

Installations:

Privacy Fences:

Privacy fences are permitted in King Farm for fences that face the alley way or side yard fences that are not street facing.
