King Farm Pools:

Opened for the Season on Monday, June 29th, 2020


Due to COVID-19, there are changes in pool operations to ensure King Farm complies with local and state requirements and CDC recommendations.
King Farm will have additional staff to assist with monitoring social distancing, as well as, additional staff to provide increased cleaning. Please keep in mind
that the situation is fluid and adjustments will continue to be made throughout the season to maximize compliance and safety standards for patrons and staff.

It is important that everyone voluntarily complies with the rules and restrictions listed to ensure the safety and health of staff and patrons. Those who do not
voluntarily follow these rules and restrictions will be suspended from the pool for the remainder of the season. Please exercise patience with the pool staff as they
are trying to adjust to the updated rules and additional precautions this pool season.




Temporary Rules for Saddle Ridge and Bailey’s Commons Pools:

In addition to the regular pool rules (see AR #13 – Pool Rules amended Feb. 2020) and in order to comply with County and State
Guidelines the following rules will be temporary this season:

  • Pool Waiver– No Waiver – No Access – No Exceptions
    • Signed copy is required for those 18 and older; for individuals under 18, the parent or guardian must have a signed waiver on
      file for access to the pool.
    • Please bring the signed waiver the first time you attend the pool if your waiver was not already acknowledged
      by Management
  • Pool (Temporary) Capacity
    • Saddle Ridge – 85
    • Bailey’s Commons – 60
  • Activities for pool 
    • lap swim, aerobic activity, sunbathing, general pool activity
  • No Guests– residents only
  • Social Distancing and Face Coverings by person/household
    • Masks must be worn when entering and inside the facility, interacting with staff and/other patrons, and when
      social distancing cannot be maintained.
    • No face covering when in pool or shower
  • No Pool furniture (chairs, tables, lounges) except umbrellas
    • Patrons to supply their own chairs
  • Water features off
  • Wading/baby pool closed 
  • No toys
  • No one sick or with symptoms is allowed
    • Individuals with symptoms or suspected of being sick may be asked to have temperature verified
      and/or leave the premises
  • Cleaning person to assist with additional cleaning throughout the day
  • Reservation System– Pool Is Open by Omnify (
    • Individual and family reservations can be made up to 1 week in advance.
    • Please cancel your reservation if you cannot attend to allow anyone on the waitlist to book.
  • 2-hour reservation blocks for general pool
  • 1-hour reservation block for lap swim days
    • Lifeguards will make an announcement at the end of each block.

Early Morning Lap Swim:
  • 1 person per lane
  • 6 lap lanes total
  • The maximum capacity is 12 people total in the pool area, but only 6 people in the pool at one time.
    If you are not swimming, you will need to remain on the pool deck.

  • 9:00 am – 10:00 am


Reservation System & Pool Waiver:

Residents are required to make a reservation for a time slot to use the pool. Reservations can be made up to 1 week in advance.

Please visit our reservation website to book:

Residents can reserve pool time for just themselves or with their family members. The reservation system allows you to add family members
to your account. When making a reservation for more than one member of your household, please select “booking for me and others“.
After you have set up your account and booked a reservation, the reservation system allows you to view all scheduled reservations by clicking
my schedule” and cancel any unwanted reservations. If you click “family” you can add or update members of your household.
If you change your mind about any of the reservations you have booked and no longer plan to attend, please CANCEL your reservation to
allow anyone on the waitlist to reserve a time.


Everyone in the household who is 18 and older needs to sign a liability waiver to use the pool. Only an adult signature covers minors (anyone under 18).
The waiver only has two lines listed for residents to sign, but you can list all members of your household and sign on one waiver.

You may submit a waiver in one of three ways:

  1. Download and sign the pool waiver PDF and send to Management via email –
  2. Download and print the PDF and bring it upon arrival at the pool or;
  3. Arrive at the pool and request a waiver from the lifeguards.
  • If you have received a confirmation email from Management acknowledging your waiver then your account will be updated
    and you do not need to provide an additional paper waiver at the pool.
  • If you have submitted a hard copy waiver at the pool you will not receive a confirmation email from Management, but your
    waiver will be added to your account.

**Due to the high volume of incoming pool waiver emails, please allow time to receive a confirmation
email from Management. 


Key Fob Applications – Key Fob REQUIRED for Pool Access

As with the regular pool season, key fobs are still required to access the pool. When you arrive at the pool you will be asked to swipe your key fob,
provide your liability waiver (if you haven’t already done so), and check-in under your reservation time. Please call or email Management to make
an appointment if you require a key fob. If you make an appointment, you are required to wear a mask during your appointment. When you arrive
please ring the doorbell and a staff member will let you in.

PLEASE NOTE: The Management Office REMAINS CLOSED to residents!
**We do not accept walk-in appointments due to COVID-19. Appointments are required**

If you need a key fob, please see below:

Current Residents:
  • Members of your household should already have a key fob. If you need an additional key fob for a member of the household who never
    received a key fob or is now eligible for a key fob, please fill out the application form and email it to Management:
    In addition to the application, we need a picture on file and this can be completed via Zoom appointment OR we can schedule an in-person
    appointment to take the picture. Once this is complete, you can obtain a key fob.
  • Please Note: Children under age 12 cannot have their own key fob and must be with a parent/guardian to attend
    the pool.
    Children 12 and over are eligible for their own key fob and may attend the pool without a parent/guardian.


New Residents: 

If you are a new resident or have recently moved within King Farm, please email Management the following:

  • A copy of your driver’s license;
  • A copy of your lease or ALTA form (condo owners);
  • and the completed Key Fob Application.

Once we have received these documents, we will need a picture on file for each member of the household. Please schedule a
Zoom or in-person appointment to have your picture(s) taken and obtain your key fob(s).


Lost Key Fobs:

If you have lost your key fob and need a replacement, it is now $25.00 to replace the fob. Please Management to
schedule an appointment to obtain a new fob.
