FEW SPACES REMAIN FOR KING FARM YARD SALE
Mark your calendars for the
Annual King Farm Community Yard Sale.
Saturday, September 26, 2026
8:00 a.m. to 12:00 p.m.
Saddle Ridge Community Center parking lot behind the pool
300 Saddle Ridge Circle.
A rain date of Sunday, Sept 27, 2026 has been arranged.
For those residents who would like to participate in the sale by selling their household items, one 10 x 10 parking space will be available to you,
and you must pre-register if you wish to participate.
Tables WILL NOT be provided.
Set-up time for residents will begin at 7:00 a.m.
Residents will be provided with one parking space!
There will be no assigned sale spaces.
You must take all unsold items and trash with you after the event is over.
No items should be left behind.
This Yard Sale will be advertised via various social media outlets.
To register for this sale, please e-mail activities@kingfarm.org with your name and address and a description of the items you plan to sell.
This is not a vendor business sale, it is strictly for
household items, toys, clothing, furniture, etc.
Space is limited!
CITY OF ROCKVILLE PAVING PROJECT UPDATE
KF Management contacted the City of Rockville regarding the current paving project and concerns about parking signage. The City has advised that it will work with the contractor to be more diligent about placing signs on time and providing accurate date ranges.
This paving project is separate from the paving project work KFCA will be performing in September and we have no oversight of the contractor currently perfoming work.
Please note that residents may park on posted streets from 6:30 PM through 6:30 AM. Although work is generally expected between 7:00 AM and 5:00 PM, signs list 6:30 AM–6:30 PM to allow for unexpected work-related delays. No-parking signs may also display a broader range of dates to accommodate scheduling changes; the contractor typically removes signs as each phase is completed.
The contractor anticipates completing milling on residential streets, excluding Gaither Road, by close of business Monday, August 17, 2026. Paving in the residential areas is expected to be completed by the end of next week.
Thank you for your patience and cooperation as this work is completed.
Please note the following:
- The project will be completed in three phases:
- Milling/Grinding the roadway
- Utility adjustments
- Final paving
- Each phase is expected to take approximately 1-2 days per street, depending on weather conditions.
- Traffic impacts should be minimal, and access in and out of driveways and streets should generally not be delayed more than 5-10 minutes, depending on the crew’s location.
UPCOMING KING FARM ALLEY ASPHALT PAVING PROJECT
Please note that an alley asphalt paving project is planned for the months of September and October 2026. Please prepare to provide management with an alternate contact if you will be out of town during this period.
The first phase of the paving project will begin in September and end in October. Because King Farm is densely populated with narrow streets and limited parking, there will be temporary inconveniences: restricted access to alleys, streets, parking spaces, and parking lots and street parking overcrowding. Park your vehicle in your garage if you do not need to access your vehicle during the 24-hour closure periods for maintenance. This helps reduce overcrowding street parking and allows residents, guests, and contractors who must park on the street better access.

ANNUAL PROPERTY LOT INSPECTIONS
2026 COMMUNITY INSPECTIONS ARE UNDERWAY
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
If maintenance items are identified, a notice will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
