Guidelines for Changes or Repairs to Exterior Trim:
Please use these guidelines for replacing or repairing one of these items on your property. Any time you alter or change the existing condition in any way, it requires a design review application. Provided that you make these changes for repair or maintenance, then a DRA is not required.
Exterior Trim Repairs/Replacements:
The following shall assist Homeowners in the design and replacement of exterior trim. The documents are intended to offer guidance; final location and design approval shall be obtained from the Community Architect.
For Exterior Window, Door and Other Trim/Moldings:
- No DRA is required, as long as the profile and dimensions of the trim remain identical and the paint color remains the same.

Changes that are NOT Permitted:
- Changing the profile of the trim, size of the trim, or complete removal of trim.
- Wood wrapped in vinyl is NOT permitted (vinyl wrapping).
- Wood wrapped in aluminum is not permitted (aluminum wrapping).
- Metal cladding is not approved.
Exterior Trim Installation, Design, and Materials:
Listed below are the pre-approved replacement wood trim materials. Trim replacement with the materials listed may be performed without the submission of a Design Review Application for review and approval. Please refer to the “Pre-Approved Trim Materials” memo from the Community Architect for more information.
Examples of trim considered in this replacement guideline are:
- Window Trim, heads, jamb casings, and sills.
- Door Trim, heads, and jamb casings
- Cornerboards
- Soffit / fascia trim (including rakes and trim beads and moldings)
- Soffits are key construction elements—they cover the underside of your roof eaves and exterior porch ceilings.
- Fascia is the board that covers the edge, or face, of an overhang, like the eaves of a roof. It connects to the soffit.
- Bay window moldings and panel trim
Wood Trim:
- If you would like to replace your original wood trim with new wood trim, this is permitted provided the replacement trim is the same size, profile (shape), and color as the original.
Solid PVC Trim (Vinyl):
- If you would like to replace your original wood trim with new solid vinyl trim, this is permitted provided the replacement trim is the same size, profile (shape), and color as the original.
- Example manufacturers of solid vinyl trim include Azek Exteriors. *Other manufactures may be submitted for approval with a DRA.
Solid PVC Trim (cementitious):
- If you would like to replace your original wood trim with new solid cementitious trim, this is permitted provided the replacement trim is the same size, profile (shape), and color as the original.
- Example manufacturers of solid cementitious trim include Boral and James Hardie Trim. *Other manufactures may be submitted for approval with a DRA.
