Service animals are always welcome.

DRIVEWAY AND PARKING VIOLATIONS

Residents are reminded that all vehicles must be parked on a paved surface on a Lot designated for parking or inside a garage, in accordance with the community’s governing documents.

Vehicles may not encroach into the drive lane or fire lane, block or interfere with access to neighboring garages, or extend past the end of the driveway into the drive lane. Parking vehicles horizontally in driveways is only permitted in areas where the width of the drive lane exceeds 25 feet, to ensure adequate clearance for traffic and emergency access.

IF YOU CANNOT FIT ALL FOUR TIRES ONTO YOUR DRIVEWAY OR THE ALLEY’S DRIVE LANE IS NOT AT LEAST 25 FEET WIDE, YOU NEED TO PARK YOUR VEHICHLE INSIDE OF YOUR GARAGE OR UTILIZE STREET PARKING

Please refer to the attached AR No. 3 in the governing documents.

Please address this promptly to avoid any potential violations or fines. Management will be conducting periodic inspections, to include night visits to ensure compliance.

KING FARM ALLEY ASPHALT PAVING PROJECT IS ONGOING

The alley asphalt paving project is ongoing and will continue in phases throughout September and October 2026.

Please review the paving map at the link below to identify whether your alley, parking lot, or garage access will be affected on a scheduled workday:

If your area is scheduled for paving, please arrange for all vehicles to be removed from affected garages, parking lots, and parking spaces before 6:00 a.m. on the morning work is scheduled. Access to affected alleys and parking areas may be restricted for up to 24 hours while paving and related maintenance are completed.

Because King Farm is a densely populated community with narrow streets and limited parking, temporary inconveniences should be expected, including:

Restricted access to alleys, streets, garages, parking lots, and parking spaces.
Temporary street-parking overcrowding.
Limited access for residents, guests, contractors, and service providers during work periods.

If your vehicle will not be needed during a scheduled closure period, please consider parking it in your garage before work begins. This will help reduce demand for street parking and preserve available spaces for residents, guests, contractors, and others who require street access.

If you will be out of town at any time during the September–October paving period, please provide Management with an alternate contact who can arrange for vehicles to be moved if necessary.

WEATHER-RELATED DELAYS – If a day is rained out, the schedule will continue as detailed, and the missed day will be added to the end of the schedule.

ANNUAL PROPERTY LOT INSPECTIONS

2026 COMMUNITY INSPECTIONS ARE UNDERWAY

Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.

If maintenance items are identified, a notice will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
