KFCA 2025 BUDGET ADOPTION

The KFCA 2025 Budget was adopted during the November 20, 2024, Board of Trustees Meeting. The Conservancy will adopt their budget December 23, 2024. New Monthly Assessments will be effective January 1, 2025.

Coupon books are mailed only to owners NOT participating in direct debit.

If you receive a coupon book, you are paying through your bank or other option.

Individual condominium homeowners do not pay assessment directly to King Farm Citizens Assembly.

The KFCA assessment is included in the monthly condominium fee.

DIRECT DEBIT – If assessments are paid via direct debit through Comsource, the assessment amount will be deducted automatically from the account on file between the 5th and the 10th of the month.  If you want to enroll or need to change your account information, complete, and submit a new direct debit form (included in this mailing) to Amber Finnigan at Comsource: afinnigan@comsource.com.    

BILL PAY VIA BANK ACH OR USPS MAIL – Assessments paid using a bank or other institution, confirm the payee information, delivery date (due the 1st and late after the 15th) account number, and payment amount on the coupons and send to King Farm Citizens Assembly P.O. Box 37924 Charlotte, NC 28237-7924.

Please update the contact information (mailing address, email address, and phone number) for owners and tenants (condominium owners – update information with respective management company).  Complete the enclosed form and email management@kingfarm.org or use the online form at https://kingfarm.org/homeowner-resident-contact-information/. If you know your information is on file and it hasn’t changed, you do not need to do anything.

For no fee, we encourage utilizing Direct Debit (form attached). The funds are deducted between the 5th – 10th of each month from the designated account. *This is not for individual condo owners or apartment residents.

You can pay through your bank’s online bill pay or checks can be mailed to the PO Box. REMEMBER TO INCLUDE THE NEW ACCOUNT NUMBER & UPDATE THE PO BOX INFO.

KING FARM HOLIDAY CELEBRATION WITH SANTA

Come one, come all and get yourselves in the holiday spirit of giving by joining your friends and neighbors for a fun-filled morning of toy collecting next Saturday, December 14, 2024 from 10:00 a.m. to 12:00 p.m. at the Saddle Ridge Community Center at 300 Saddle Ridge Circle.

This family friendly party will include the jolly big man himself making his annual appearance to meet with King Farm children and pose for photos. So be sure to have your children bring their holiday wish lists, as Santa can’t wait to check his list to see if you’ve been naughty or nice. A professional photographer will be taking photos and a link will be supplied to those families who choose to download the photos free of charge. We ask all who register to bring a new, unwrapped toy for our toy donation drive.

SPACE IS LIMITED, and YOU MUST pre-register by CLICKING HERE. This event is open to King Farm residents only, no outside non-resident guests. Your registration will be checked at the door, if you do not have a reservation, you will not be able to participate. Once all spaces have filled, registration will automatically close.

Let’s get into the ho-ho holiday spirit and break a King Farm record for toy donations and help local children in need have a joyous holiday season with your generous toy donations.


KING FARM TOY DONATION DRIVE UNDERWAY

The holidays are a time for giving as well as spreading all things merry and bright. This season you can help play a small part in helping to make the holidays a little brighter for the less fortunate children in our area. The King Farm Citizens Assembly annual Holiday Toy Donation Drive is now underway. 

We encourage all residents to donate a new, unwrapped toy to our holiday toy drive at the Saddle Ridge Community Center from now until Friday, December 13, 2024.  The Saddle Ridge Community Center is open Monday through Thursday from 8:30 a.m. to 5:00 p.m. and Friday’s from 8:30 a.m. to 2:00 p.m. 

This is your chance to do something special this season for children in our local Rockville community. We thank you in advance for your generous donations and giving spirit. 


KFCA MONTHLY ASSESSMENT PAYMENT OPTION CHANGES

KFCA Monthly Assessment Payment Changes

By now, you should be aware that Comsource (the financial management company) is upgrading their technology platforms. The transition to the new platform hasn’t gone as expected. Some residents have been able to set up accounts while others have experienced difficulties logging in and setting up accounts. They continue to work on the issues, but you will likely receive an email from TownSq to setup an account. This is legitimate.

We apologize for the inconvenience but appreciate your patience and understanding while this migration takes place.

This only applies to Single Family Home and Townhouse Homeowners

New Account Number

You should have received your new account number. If you haven’t, please let us know. If you sent a payment with the old number, do not worry, the payment will be processed. However, please use the new account number for your November assessment to avoid future issues. Whether you pay via physical check or bill pay, YOU MUST USE THE new account number and PO Box Address (listed below). 

New Account Portal and Website

PayLease is no longer available. The new solution is called TownSq. You will receive login information and access to TownSq email from noreply@townsq.io this week. Once  you have logged in, you will be able to pay online using this platform. You are NOT required to pay through TownSq.

All payments made through Townsq will be charged a convenience fee. For additional information, contact support@townsq.io

Direct Debit Users

If you are currently signed up for direct debit through Comsource, you do not need to do anything. Your payment will be deducted as usual between the 5th and the 10th of the month. If you want to sign up for direct debit, please email management@ kingfarm.org for the form and additional information.

Payments through individual banks

Update the account information and PO Box Address in your bank’s bill pay system to avoid disruptions or delays.

The only methods of paying your assessments without a convenience or service fee has been by direct debit, check via USPS, and payment through your bank’s online bill pay. Please note that this fee are not paid to KFCA or the management company. They are 3rd party vendor fees charged by the credit card company and the 3rd party vendor for use of their platform.

RockView Program

If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
