Food Truck Friday Returns Tonight

Food Truck Friday will return this Friday, December 4, 2020 from 5:00 p.m. to 7:30 p.m. Instead of trying to figure out what to cook for dinner, head over to Saddle Ridge Circle where the Big Greek Cafe food truck will be parked adjacent to the Saddle Ridge Community Center (300 Saddle Ridge Circle). The Big Greek on Wheels features your favorite authentic Greek meals like pitas with gyro, pork, chicken, falafel, or shrimp and lite fare Greek salads and much more. Please wear masks and socially distance at least 6 feet part while standing in line.

Cruisin’ With Claus Coming Soon

King Farm refuses to let COVID-19 keep us from celebrating another holiday tradition in the community, get ready cause Santa Claus is coming to town! “Cruisin’ with Claus,” a drive-thru holiday experience, is coming soon. This safe and socially distant event will be held on Sunday, December 20, 2020. This event will tie in with our annual toy donation drive, so be sure to watch for more details in next week’s e-mail blast to find out how you and yours can participate.

King Farm Board of Trustees Meeting Highlights

The King Farm Citizens Assembly held their monthly board meeting on November 18, 2020, the following topics were discussed and/or approved

King Farm Survey: Over 400 people took the King Farm survey. Thank you for sharing your thoughts on our community. Results will be shared in future Chronicle issues.
King Farm Inspections Coming Soon: Inspections will start again in December 2020/January 2021. A pre-inspection notice will be sent to residents with an abbreviated ER#9 (Exterior
Maintenance Standards and Guidelines), the inspection checklist, and Inspection FAQs
King Farm 2020 Budget: has been mailed to residents.
Board of Trustees Elections Coming Soon! Three Board seats are open for election. Please consider running for the Board or joining the Elections Committee.
ER#1 (Design Standards and Guidelines for Visual Changes and Continuing Maintenance) was approved. These standards will be used for the upcoming inspections.
ER#6 (Design Standards for Landscape Maintenance) will be voted on in a later meeting. The proposed rule went out to the community for review.
The Board will take a holiday hiatus and will reconvene for their regularly scheduled Trustees meeting on Wednesday, January 20, 2021 at 7:30 p.m. via Zoom.

Board of Trustees Meeting – There is no meeting planned for the month of December. The Board will resume regular meetings on Wednesday, January 20, 2021 at 7:30 p.m.

King Farm Maintenance Inspections Begins Soon

The King Farm Board of Trustees, along with the Architectural Design Trust Committee (ADT), and Board of Code Compliance is committed to ensuring individual lots are maintained in accordance with the standards prescribed in the King Farm governing documents. Such efforts are critical to preserving the quality of the overall community appearance, as well as property values. The Board of Trustees selected HOA Inspection Services, a third party vendor, to conduct individual lot inspections throughout the community to maintain a more consistent schedule. A new inspection cycle is expected to begin in December 2020/January 2021.

Please note: Management continues to investigate complaints, as well as perform periodic maintenance inspections in addition to the annual lot inspections. A new program for periodic inspections for smaller items will also commence in December 2020/January 2021. Door hangers will be left at the front doors on lots to identify items not in compliance with the governing documents.

Below is a brief overview of the King Farm inspection process:

1. 1st Inspection & Notice:
o If a notice is received, residents will be provided time to make repairs prior to re-inspection and given a reinspection date.
o Keep in mind that there is a lag time between when pictures are taken and new notices are sent.

2. 1st Reinspection:
o Re-inspections will start on/after the date provided on the notice.
o Typically takes 3 weeks for re-inspections to be performed, data review, and new notices to be printed/mailed.
o Re-inspections are performed at one time.
o Some issues may be corrected prior to reinspection, but all reinspections will take place at the same time. **There are NO individual if issues are corrected prior to reinspections.
o If the findings in the first notice are addressed, a 2nd notice will not be sent.

3. 2nd Notice:
o Any outstanding items will be noted and additional time to make repairs prior to final re-inspection.
o A date for the final re-inspection will be provided.
o Again, there is a lag time between when pictures are taken and new notices are sent.

4. 2nd Reinspection:
o Re-inspections will start on or after the date provided on the notice.
5. Final Notice/Complaint/Notice of Hearing:
o If corrections are not complete after the 2nd re-inspection, a complaint and a notice of hearing will be mailed and a hearing will be scheduled in front of the Board of Code Compliance (BOCC).
o If corrections are made prior to the hearing, the case will be dismissed.

King Farm Neighbors Village News

December is starting with a tasty bang for King Farm Neighbors Village (KFNV) with its Bonbons and Beer virtual pairing event tonight. KFNV members will break open their chocolate and beer kits in the Covid-19 – free space of their own homes and participate in a virtual curated pairing of unique craft beers and hand-made Belgian chocolates by craft beer and chocolate connoisseurs from True Respite Brewing Co. and The Chocolatier’s Palette. Enjoying chocolates and beer with KFNV friends—even virtually- looks to be a great way to start off the holiday season

In addition to this tasty highlight event, the KFNV is looking forward to the following events to bring the unusual 2020 to an end:

The KFNV virtual Book Club on Thursday, December 10 from 12:30 pm -2:15 pm, where the book under discussion will be The Great Alone by Kristin Hannah; and Coffee and Conversation on Wednesday, December 16 at 10:00 am. At this last Coffee and Conversation, participants will share their favorite recipes or mementos for Hanukkah, Christmas, New Years, or other winter holidays.

We invite all community members to join the KFNV in order to participate in our monthly events. Membership is free and easy to do; however, we accept donations that help defray the cost of services and events like Bonbons and Beer. City, County, and State Updates:

Montgomery County COVID-19 Restrictions Continue

The following restrictions are still in effect in Montgomery County:

• Indoor gatherings can no longer exceed 10 people.

• Outdoor gatherings can no longer exceed 25 people.

• Face masks must be worn at all times when outdoors (and social distance can’t be achieved);

• and at all times inside public facilities.
