Guidelines for Changes or Repairs to Roof, Shingles, Gutters, Siding, and more:

Please use these guidelines for replacing or repairing one of these items on your property. Any time you alter or change the existing condition in any way, it requires a design review application. Provided that you make these changes for repair or maintenance, then a DRA is not required.


Roof and Shingle Repairs and Replacements:

Replacing the roof shingles with a matching color from the Pre-Approved List of shingle colors does not require a Design Review Application. For example, if your roof shingles are currently grey and you replace them with one of the pre-approved grey shingle colors, no application is needed. However, if your roof is grey and you decide to change it to brown, then you are required to submit a DRA  for review AND approval.

Sometimes it can be hard to determine the original shingle color due to weathering and age, but you can utilize google maps to see an aerial view of the home as well as the Original Color Schemes by Builder guide listed on the King Farm website to help determine the shingle color that was used at the time the home was built. Additionally, any roofing contractor should be able to determine the color of the existing shingles in order to pick the best replacement match.

Metal Roofs:

Replacing/Repairing metal roofing with a matching color from the pre-approved list does not require a Design Review Application. Changing color requires submission of a DRA for review AND approval.

The documents are intended to offer guidance; final location and design approval shall be obtained from the Community Architect. Listed below are the pre-approved replacement metal roof colors. All other color choices will require ADT (Architectural Design Trust) approval.

Siding :

  • NO DRA required as long as any repairs use the same or a matching facsimile of the original material (including color).
  • Replacing the siding on an entire house will require a DRA.
  • Changing the type of siding on a house will require a DRA.

Gutters and Gutter Covers

  • NO DRA required as long as any repairs use the same or a matching facsimile of the original material.
  • Adding gutter covers to existing gutters is allowed without submitting a DRA as long as they are the same color and are unobtrusive.

Downspouts and Drainage Systems (aka French drains):

  • NO DRA required as long as any repairs use the same or a matching facsimile of the original material.
  • Drainage systems must be buried and terminate 6 feet or more from adjacent sidewalks and property lines. A change to drainage, a change of flow of water to/through/from a yard requires a DRA.

Attic Ventilator:

  • NO DRA required as long as any repairs use the same or a matching facsimile of the original material (including color).
  • New attic ventilation whether through the roof or through an exterior wall will require a DRA.

Snow Guards:

  • NO DRA required as long as any repairs use the same material (including color).
  • Snow guards that are fastened with adhesive are NOT permitted.
