Mark your calendars for next Saturday, September 21, 2024 for the Annual King Farm Community Yard Sale. Come sell or shop for treasures from 8:00 a.m. to 12:00 p.m. in the Saddle Ridge Community Center parking lot behind the pool at 300 Saddle Ridge Circle. A rain date of Sunday, Sept 22, 2024 has been arranged.

The Draft 2025 Budget includes a 3.5% increase. This translates to approximately $4 per month or $48 per year.
The Budget Committee will host a meeting via Zoom on Monday, September 30, 2024 at 6:00 pm to review, discuss, and answer any questions about the budget. This meeting is open to the membership to comment on the proposed budget. The proposed 2025 Draft budget is available for review via the King Farm website, https://kingfarm.org/budget-and-assessments/, in the resident portal (username and password required)

the pool season will end and return in 2025.

Please follow guard instructions. Failure to follow guard instructions may result in suspension of privileges.
YOU MUST have a Key Fob or mobile pass to access the pools. Access will be verified with the picture associated with the pass. If the picture and address do not match, you will be refused entry until your information is updated with the Management Office.
If you don’t have a Key Fob or mobile pass, then you will need to fill out the amenities pass application https://kingfarm.org/amenities-pass-application-form/. Key Fob processing hours are Monday – Thursday 9 a.m. to 4:30 p.m. and Friday 9 a.m. to 1:30 p.m. Management will contact you once your pass is ready.
The amenities pass will also give you access to the shuttle bus and the fitness room located at 300 Saddle Ridge Circle.

In an effort to expand communication avenues to the residents and community, King Farm Citizens Assembly will start using Instagram, X (Twitter), and Facebook. The goal is to provide residents another way to stay up to date with all the news and events happening in King Farm.

KING FARM MUSIC JAM SOCIAL CLUB- UPCOMING SESSION
King Farm Music Jam Social Club is a group of hobby musicians who come together to play music. This group is sponsored by King Farm Citizens Assembly. club meetings are held on a monthly basis with sessions throughout the year.

EXTERIOR LOT INSPECTIONS IN PROGRESS
CHECK YOUR MAIL AND EMAIL
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are maintaining their home/lot in accordance with the governing documents. These maintenance standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas. The photographer will not discuss what issues may be cited for yours or anyone else’s property.
CHECK YOUR MAIL (USPS)
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail. Email notifications will NOT be sent for the initial notice. The initial notice will provide a compliance date to bring the noted items into compliance.
If the items are not brought into compliance by the comply date, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email (if available) and posted to the property address door.

Events
King Farm Neighbors Village (KFNV) Book Club members yesterday reviewed the novel, The Forest of Vanishing Stars by Kristin Harmel. Members gave the novel a resounding thumbs-up for its unique story, extensive research, and beautiful writing.
Other September events are:
- The KFNV Walking Club continues its group strolls Monday -Thursday at 4 pm, except in the case of inclement weather. The group meets in the park across from The Fontina Grille.
NOTE: THIS IS A CHANGE IN LOCATION FOR THE KFNV FRIENDS SEPT. LUNCHEON
- On Thursday, September 19th from 1:00-3:00 pm, The KFNV Friends Club will meet for a picnic lunch at Lake Needwood in Rock Creek Regional Park, 15700 Needwood Lake Circle, Derwood, MD. All residents of King Farm are invited as membership in the KFNV is not a requirement to participate in the luncheon.
In addition, The KFNV Friends Club is offering transportation to Lake Needwood through the KFNV certified drivers’ program. Those who need rides will meet at a central location in King Farm for the ride over to the park. Please answer the question on the invitation about whether you need a ride, if you are a certified volunteer driver for KFNV who can provide a ride, or if you plan to transport yourself there. Also, the invitation will give directions as to the exact location at the park for the picnic. Finally, for your lunch fare, please bring your own lunch from home or have it made by one of our excellent sandwich specialists in King Farm or from a local restaurant and enjoy it with your friends at Lake Needwood Park. We hope to see many King Farmers at our fall picnic.
- On Sunday, September 22nd from 11:00 am-2:00 pm, the Mattie Stepanek Foundation will celebrate Mattie’s birthday and 20-year peace legacy with “Peace Day in the Park” at Mattie J.T. Stepanek Park, 1800 Piccard Drive, Rockville, MD. The inclement weather location is World of Beer, 196 E. Montgomery Ave., Rockville, MD. Come and enjoy activities like a labyrinth, moon beam, face painting, peace crafts as well as the sculpture dedication and special closing ceremony.
- On Wednesday, September 25th from 10:00-11:30 am, the KFNV will host their monthly Coffee and Conversation at the Community Center. The participants are encouraged to bring a photograph of anything or anyone and describe their pictures to their fellow King Farmers. Come and relive your childhood “Show and Tell” years at September’s Coffee and Conversation!
- On Thursday, September 26th from 10:30 am-11:30 am, the KFNV will host its monthly highlight event: Walking through Rockville’s History, a walking tour of downtown Rockville with Ralph Buglass from Montgomery History as our guide. KFNV members will remember Mr. Buglass from other historical and engaging highlight events that he has presented to the KFNV. The walk will highlight Rockville’s beginnings as a colonial crossroads, urban renewal in the 1960-1970s, and its significant African American history. This tour is open only to KFNV members. In addition, please respond by September 19, 2024 if you would like to participate as spaces on this tour are limited. Finally, in case of inclement weather, the KFNV may have to cancel the tour; but will notify participants as soon as practicable.
Please note that the monthly Movie Club, Book Club, Coffee and Conversation gatherings, and many highlight events are held at the King Farm Community Center, 300 Saddle Ridge Circle, Rockville, MD 20850. In case of inclement weather and if there is time to notify participants, the KFNV may opt for a Zoom presentation for any meeting or event. Finally, the KFNV offers transportation to many of its monthly events for KFNV members. Services
The KFNV continues to support King Farm residents with its community services: transportation to appointments, simple household tasks, friendly phone calls/texts, and friendly visits. Please feel free to avail yourself of all of the community services that the KFNV offers. If you are in doubt about whether a task could be performed by one of the KFNV volunteers, go ahead and fill out the service form on the KFNV website. Our Operations Team will get back to you to determine if the task is under our umbrella of tasks. Also, please note that services are open to KFNV members only; however, membership is free and an easy process. See below on how to contact the KFNV to schedule any of the services or with any questions that you may have about the services as well as how to become a KFNV member.
Volunteers
The KFNV is always looking for “neighbors helping neighbors” to provide community services to its members like drives to appointments, friendly visits and telephone calls, and help with simple household tasks. Volunteers are an important part of the KFNV.

Contacting the KFNV
For most of the KFNV monthly events as well as the services, membership is required; but membership is as easy as filling out an on-line or mail-in form with residency in the King Farm community being the only membership requirement. We are a multi-generational Village; therefore, there is no age requirement to join the KFNV. The KFNV welcomes all King Farm residents of all ages.
Although there is no fee to become a KFNV member, the KFNV does, however, accept and welcome donations; for these donations help defray the cost of KFNV services and events.

RockView Program
If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
