CODE PURPLE AIR QUALITY ALERT

Montgomery County officials have issued a Code Purple Air Quality Alert for Friday, July 17, 2026, as smoke from wildfires in Canada continues to impact the region. A Code Purple alert means the air quality is unhealthy for everyone, not just sensitive groups. Residents are encouraged to temporarily reduce or avoid prolonged outdoor activities, especially strenuous exercise, until air quality improves.

As of 9am, the Air Quality Index (AQI) measured 235, placing conditions in the “Very Unhealthy” category due to elevated levels of PM2.5, fine particulate matter associated with wildfire smoke. The code Purple encompasses most of the state of Maryland and Northern Virginia

Both community pools at Saddle Ridge and Baileys Commons and the KFCA Management Office will close today at 12:00 p.m. for the health and safety of our residents and staff. The management team is still available by emailing management@kingfarm.org or calling 301-987-0122.

We strongly encourage you to stay indoors as much as possible and avoid outdoor activities unless you truly need to be outside. If you must go out, please try to limit the amount of time you spend outdoors and consider any health guidance provided by local authorities.

UPCOMING ALLEY ASPHALT PAVING PROJECT

Please note that an alley asphalt paving project is planned for the month of September 2026. Please prepare to provide management with an alternate contact if you will be out of town during this period.

The schedule and additional details will be shared in the coming weeks.

METRO RED LINE CLOSURES

Metro Red Line trains will not operate between the North Bethesda and Friendship Heights stations between July 6 and September 6. During that period, free shuttle buses will operate between the stations along 7.5 miles of bus-only lanes along Rockville Pike/MD 355.They will make stops at the North Bethesda, Grosvenor-Strathmore, Medical Center, Bethesda, and Friendship Heights stations.

During that period, drivers may not use the bus-only lanes from 6:30 am to 9:30 pm, Monday through Saturday. No parking will be allowed at any time in the bus lanes

BULK TRASH PICKUP

Rockville provides special bulk waste collections by appointment ONLY. Alternatively, you can drop off bulk waste at the Montgomery County Transfer Station. Bulk waste collections are for large waste that does not fit into carts, such as a couch or desk. Bulk refuse items may include metal, household hazardous waste, electronics, furniture, debris, etc. Please call the City of Rockville at 240-314-8568 or email recyclingrefuse@rockvillemd.gov to schedule an appointment for a bulk pick-up.

ONLY PLACE BULK TRASH OUT THE EVENING BEFORE THE SCHEDULED PICKUP. OBTAIN CONFIRMATION FROM THE CITY IN ADVANCE.

ANNUAL PROPERTY LOT INSPECTIONS

2026 COMMUNITY INSPECTIONS ARE UNDERWAY

Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.

If maintenance items are identified, a notice will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
