KING FARM SUMMER CONCERT FINALE TOMORROW NIGHT
The Summer Concert Series will come to a finale this Saturday, September 6, 2025 from 6:30 p.m. to 9:00 p.m. with a King Farm favorite band, Thunderball, who will help us close out the summer.
Our friends from Silver & Sons BBQ will be selling food via their food truck.
Grab the lawn chairs and the whole family and head to the lawn at 300 Saddle Ridge Circle, because you won’t want to miss it.
KING FARM MOVIE NIGHT NEXT SATURDAY
Come join us for the final Movie on the Lawn of the summer with “Minecraft” on the big movie screen one more time! Join us next Saturday, September 13, 2025 at 8:00 p.m. The movie, rated PG, will start promptly at 8:00 p.m. on the Saddle Ridge Circle lawn area adjacent to the Saddle Ridge Community Center.
REDLAND BOULEVARD TRAFFIC CALMING PROJECT
The City of Rockville will begin the Redland Boulevard Traffic Calming Demonstration project on September 15, 2025, and it will remain in place for approximately six weeks.
The project will repurpose the outside travel lanes in both directions of Redland Boulevard (between Gaither Road and Elmcroft Boulevard) as 24-hour on-street parking lanes. These areas will be marked with temporary pavement markings and flex post delineators. To address initial feedback, the parking lanes will begin and end at each intersection, support bus and shuttle boarding, and allow for truck access into the shopping center. Existing parking signs will be bagged, and new signage will be posted to identify the revised parking areas.
About halfway through the demonstration, City staff will collect data on vehicle speeds and volumes and continue periodic checks to evaluate traffic operations, pedestrian safety, and parking usage. Residents and visitors are encouraged to share their experiences during the project by emailing observations to the Traffic and Transportation Division at Transportationinquiry@rockvillemd.gov.
In addition, the Mayor and Council will hold a public discussion on a proposed City Code update to Section 23-47 during their meeting on October 6, 2025. The proposal would expand eligibility for residential parking permits to residents who live on streets where on-street parking is prohibited but are located near existing permit parking areas. The agenda and supporting documents for this meeting will be available about one week in advance.
Residents and stakeholders are invited to attend the October 6th meeting to provide public comment in support of or opposition to the proposed code change during the Community Forum, or to submit written comments to the Mayor and Council by emailing the City Clerk’s Office at City_Clerk@rockvillemd.gov.
KING FARM SHUTTLE SERVICE BLUE LINE
As part of the budgeting process, The King Farm Conservancy reviews operational expenses and contracts. Through the review of the shuttle contract and the ridership numbers, the Conservancy Board revised the scope of the King Farm Shuttle service in order to optimize ridership experience and limit our environmental impact. Our goal is to keep the service as consistent as possible while improving overall efficiency and maintaining costs.
As part of this effort, effective October 1st, 2025, the Blue Line will be eliminated as it closely overlaps with the Orange Line. However, to ensure coverage, we will integrate additional stops into the Red Line to accommodate certain stops previously served by the Blue Line. The Orange Line will remain unchanged.
We will update the shuttle map and schedule reflecting the changes in service. We will also update the signage at the shuttle enclosures (where applicable). The Shuttle app will still be available to obtain real-time access to where the shuttles are on the route.
We thank you for your patience and understanding as we work to roll out this change and continue to work to improve the ridership experience of those utilizing the King Farm shuttle.
CITY OF ROCKVILLE POLE LIGHTING CHANGES
The City of Rockville is converting the decorative streetlights that are owned and maintained by the city from high pressure sodium (HPS) to light emitting diode (LED). This project is part of phase 2 of the city wide capital improvements project to convert all city-owned lights to LED. LED streetlights are more efficient than their predecessors. They reduce electrical costs, decrease maintenance, and reduce greenhouse gases. Conversion of streetlights is also an action item of the city’s approved climate action plan. Residents may notice some differences in the appearance of the lights. The color of the lights is whiter and more in the middle of the color spectrum than the previous orange lights. The new lights also do not have glass panels. The light source is located in the top of the fixture and directs the light down and out, rather than out and up. The city is utilizing a grant from the Maryland Energy Administration and is participating in Pepco’s EmPowerMD rebate program, each of which has requirements. One requirement is that the lights must be dark sky compliant, which accounts for the changes noted above.

ANNUAL PROPERTY LOT INSPECTIONS
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.
The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
Email notifications will only be sent by HOAUSA for the initial notice if there is a primary email address on file and if there are violation items cited for the property.
