KING FARM FALL FESTIVAL RETURNS

Mark your calendars as King Farm’s favorite fall event will return next Sunday, October 5, 2025 from 12:00 p.m. to 4:00 p.m. at the Saddle Ridge Community Center lawn area and surrounding streets of Saddle Ridge Circle.
The Fall Festival will feature plenty of free activities for neighbors and visitors of all ages. Enjoy a horse-drawn hayride around Saddle Ridge Circle, moonbounces, obstacles course inflatables for all ages, the return of scarecrow making, pumpkin decorating, a live petting zoo, glitter tattoos, music and fun!
We will welcome back the return of the Business Fair Expo featuring a variety of local businesses. This year’s event will feature some of our favorite food trucks and local food vendors selling their tasty festival foods and we are happy to announce Lone Oak Farm Brewing will be selling their fall beers and brews! There is sure to be something for everyone to enjoy. All food and beverage purchases will require a fee, so be sure to bring your wallet and support the food vendors.
The majority of Saddle Ridge Circle, Saddle Ridge Lane as well as areas around the Saddle Ridge Community Center will be closed to all traffic from 9:00 a.m. to 5:00 p.m. Residents are encouraged to walk to the event or find parking on adjacent streets. Overflow parking will be located at the Redland Corporate Office Park on Gaither Road across from Saddle Ridge Lane. Follow the “Event Parking Signs.”

2026 DRAFT BUDGET MEETING
The Budget Committee will host a meeting via Zoom on Thursday, October 9, 2025 at 6:00 pm to review, discuss, and answer any questions about the budget. This meeting is open to the membership to comment on the proposed budget. The proposed 2026 Draft budget is available for review via the King Farm website, https://kingfarm.org/budget-and-assessments/, in the resident portal (username and password required)

REDLAND BOULEVARD TRAFFIC CALMING PROJECT
The City of Rockville began the Redland Boulevard Traffic Calming Demonstration project on September 15, 2025, and it will remain in place for approximately six weeks.
The project will repurpose the outside travel lanes in both directions of Redland Boulevard (between Gaither Road and Elmcroft Boulevard) as 24-hour on-street parking lanes. These areas will be marked with temporary pavement markings and flex post delineators. To address initial feedback, the parking lanes will begin and end at each intersection, support bus and shuttle boarding, and allow for truck access into the shopping center. Existing parking signs will be bagged, and new signage will be posted to identify the revised parking areas.
About halfway through the demonstration, City staff will collect data on vehicle speeds and volumes and continue periodic checks to evaluate traffic operations, pedestrian safety, and parking usage. Residents and visitors are encouraged to share their experiences during the project by emailing observations to the Traffic and Transportation Division at Transportationinquiry@rockvillemd.gov.
In addition, the Mayor and Council will hold a public discussion on a proposed City Code update to Section 23-47 during their meeting on October 6, 2025. The proposal would expand eligibility for residential parking permits to residents who live on streets where on-street parking is prohibited but are located near existing permit parking areas. The agenda and supporting documents for this meeting will be available about one week in advance.
Residents and stakeholders are invited to attend the October 6th meeting to provide public comment in support of or opposition to the proposed code change during the Community Forum, or to submit written comments to the Mayor and Council by emailing the City Clerk’s Office at City_Clerk@rockvillemd.gov.
KING FARM SHUTTLE SERVICE BLUE LINE
As part of the budgeting process, The King Farm Conservancy reviews operational expenses and contracts. Through the review of the shuttle contract and the ridership numbers, the Conservancy Board revised the scope of the King Farm Shuttle service in order to optimize ridership experience and limit our environmental impact. Our goal is to keep the service as consistent as possible while improving overall efficiency and maintaining costs.
As part of this effort, effective October 1st, 2025, the Blue Line will be eliminated as it closely overlaps with the Orange Line. However, to ensure coverage, we will integrate additional stops into the Red Line to accommodate certain stops previously served by the Blue Line. The Orange Line will remain unchanged.
We will update the shuttle map and schedule reflecting the changes in service. We will also update the signage at the shuttle enclosures (where applicable). The Shuttle app will still be available to obtain real-time access to where the shuttles are on the route.
We thank you for your patience and understanding as we work to roll out this change and continue to work to improve the ridership experience of those utilizing the King Farm shuttle.
ANNUAL PROPERTY LOT INSPECTIONS
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.
The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
Email notifications will only be sent by HOAUSA for the initial notice if there is a primary email address on file and if there are violation items cited for the property.
