KFCA DRAFT BUDGET TO BE ADOPTED AT THE NOVEMBER 2025 BOT MEETING
The 2026 KFCA Budget is scheduled to be adopted at the Board of Trustees meeting on Wednesday, November 19, 2025 @ 6:30 pm. To access the meeting via Zoom, please register at the link below.
The 2026 draft budget contains a 4.4% increase for the 2026 fiscal year budget.
The 2026 Draft budget is available for review via the King Farm website, www. kingfarm.org, in the resident portal (username
and password required). You can check on the website here: https://kingfarm.org/budget-and-assessments/.
The Budget Committee hosted a Community Budget Review open meeting for King Farm members via Zoom to review the proposed budget and answered questions on October 9 at 6:00 p.m.

POPCORN, MAGIC & MOVIE FLICKS AT KING FARM’S BOO & VIEW
Calling all little goblins and grown-up ghouls! King Farm is brewing up a frightfully delightful evening of Halloween fun that’s sure to bring smiles, shivers, and sweet treats galore. Costumes, candy, and playful chills await at this family-friendly “spooktacular” celebration!
Mark your calendar for Friday, October 24, 2025 and join us for the King Farm “Boo & View,” a magical movie night under the stars. The festivities begin at 6:00 p.m. with pizza, popcorn, trick-or-treating, and a few bewitching surprises to set the mood.
At 6:30 p.m., cozy up for a screening of It’s the Great Pumpkin, Charlie Brown, followed by The Nightmare Before Christmas at 7:00 p.m. Two timeless Halloween classics perfect for all ages.
Don’t forget to bring your blankets, lawn chairs, and best costumes to enjoy the movie magic on the Saddle Ridge lawn at 300 Saddle Ridge Circle. It’s going to be a hauntingly good time!
NEW YORK CITY BUS TRIP RETURNS FOR HOLIDAY SEASON
King Farm has scheduled the annual holiday bus trip to New York City. A chartered bus will leave King Farm’s Saddle Ridge Community Center on Saturday, December 13, 2025, at 6:00 a.m. and will arrive in the heart of Rockefeller Center around 11:00 a.m.
Residents will then be on their own to see the sights, catch a show, do a little holiday shopping, or just find a great place to eat. The bus will leave New York at 8:00 p.m. that evening and will arrive back in King Farm after midnight.
The cost to participate in the bus trip is $80.00 per person, this registration fee is non-refundable. Space is limited. To register please e-mail activities@kingfarm.org for a registration form. Upon receipt of your e-mail, you will be given directions to submit your registration form and payment.
To ensure that all King Farm residents have the opportunity to attend, this trip is open to all King Farm residents only. Any children registered to attend, must be free form needing the use of a car/booster seat.

KING FARM FARMSEAD: PROPOSED MASTER PLAN
Discover the future of King Farm Farmstead Park! The King Farm Farmstead is in the northeast corner of the King Farm neighborhood near MD 355 and is part of the city’s park system. This historic gem is set for transformation through a collaborative process to determine its adaptive reuse. With its rich history and potential for multiuse facilities, the farmstead is poised to become a cornerstone of community recreation, arts and culture.
On September 29th, the Mayor and Council reviewed and provided feedback for the draft master plan for King Farm Farmstead which included a cost recovery analysis and construction cost estimates. On Monday, October 20th, the Mayor and Council are scheduled to receive an update from staff following the last work session and to adopt the master plan. To review the proposed plan, click on the link above, and locate the King Farm Farmstead Master Plan in the document section.

ANNUAL PROPERTY LOT INSPECTIONS
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.
The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
Email notifications will only be sent by HOAUSA for the initial notice if there is a primary email address on file and if there are violation items cited for the property.
