DIVE INTO SUMMER: KING FARM POOLS ARE NOW OPEN!
NEW POOL HOURS (BAILEYS COMMON & SADDLE RIDGE)
Early morning lap swim has been discontinued due to low participation.
Monday, Tuesday, Wednesday = 11:00 am – 8:30 pm
Thursday, Friday, Saturday, Sunday = 10:00 am – 8:30 pm
Please note that the hours listed above at the Saddle Ridge Pool will be adjusted based on the King Farm Swim Team practice and meet schedule from May 27th – July 27th. Please check online as the dates may change. Pool rules and Regulations can be accessed at https://kingfarm.org/citizens-assembly-pools/
Swim hours may be adjusted mid-season based on usage. Time changes will be posted in the Chronicle, on the King Farm website, and in the Friday Management email blasts.
YOU MUST have a Key Fob or mobile pass to access the pools. Access will be verified with the picture associated with the pass. If the picture and address do not match, you will be refused entry until your information is updated with the Management Office.
If you don’t have a Key Fob or mobile pass, then you will need to fill out the amenities pass application https://kingfarm.org/amenities-pass-application-form/. Key Fob processing hours are Monday – Thursday 9 a.m. to 4:30 p.m. and Friday 9 a.m. to 1:30 p.m. Management will contact you once your pass is ready.
The amenities pass will also give you access to the shuttle bus and the fitness room located at 300 Saddle Ridge Circle.
Key Fob and Mobile Pass Reminders:
You must live in or own a home in King Farm to receive a key fob.
Tenants must complete the key fob form, sign it and forward it to the landlord/agent to sign.
A current copy of the lease must be attached with the application.
If key fobs or a mobile pass have already been issued to the property, additional fobs will not be issued unless they are deactivated, and a $25 replacement fee is paid.
Key Fobs and Mobile Passes will be issued to EITHER THE OWNER OR TENANT, NOT BOTH.
Do not interchange the pass or key fob with other household members or access will be denied. If you are not certain who the pass or key fob is assigned to, contact Management.
Pool access will be denied to any residents who are not in good standing.
Children 12 and over are eligible to obtain their own Key Fob with parental permission. Access only covers their entry; they are not allowed to bring guests. Ages 14-17 are allowed 1 guest.
WATER FITNESS CLASS COMING TO BAILEY’S POOL
One of the many activities which will occur this summer at the pool will be water fitness classes at the Bailey’s Commons pool on Garden View Way. The WetYet? Water Fitness Company, owned and operated by instructor Nancy Brouillette, will be hosting the popular “Shallow Water Workout” fitness class. The class is not only healthy; it is tons of fun too! Adults of just about any age and any fitness level are encouraged to participate. In fact, you don’t even need to know how to swim, as classes are held in the shallow end of the pool.
The “Shallow Water” class will be held on Thursday evenings starting June 19 through August 14, 2025 from 7:00 p.m. to 7:45 p.m. and is open to King Farm residents only with a valid Amenities Pass/Key Fob to access the Bailey’s Commons pool on Garden View Way.
The cost for the 9-week program is $80.00, there must be a minimum of 12 residents registered for the program in order for it to be held. If you would like to register, e-mail activities@kingfarm.org for a registration form. Once your completed registration form is received, you will be sent a link to pay via credit card payment and a fitness waiver.

ROCKVILLE POLICE PUBLIC SAFETY TOWN HALL
The Rockville City Police Department will be welcoming King Farm residents for an open discussion about crime and safety within the community and City of Rockville during a Public Safety Town Hall on Wednesday, June 4, 2025 at 6:30 PM at the Saddle Ridge Community Center, 300 Saddle Ridge Circle. This meeting will be held in-person. The Town Hall will provide residents with the opportunity to ask questions and raise their concerns.

REDLAND BOULEVARD DEMONSTRATION PROJECT VIRTUAL PUBLIC MEETING
The Department of Public Works will be hosting a virtual public meeting on June 10, 2025, at 6:30 PM to discuss the Redland Boulevard Demonstration Project. The meeting link is available on the city’s Online Calendar (https://www.rockvillemd.gov/calendar.aspx).
The Redland Boulevard Demonstration project is a plan to temporarily repurpose the outside travel lanes in both directions of Redland Boulevard to 24-hour on-street parking and curb extensions. The project extent is from Gaither Road to MD 355. The roadway realignment will be in place for 6 weeks and it will give staff an opportunity to evaluate changes in traffic patterns, volumes, and speeds. It is also an opportunity to track whether it is easier and more comfortable for pedestrians to cross Redland Boulevard
ANNUAL PROPERTY LOT INSPECTIONS
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.
The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
Email notifications will only be sent by HOAUSA for the initial notice if there is a primary email address on file and if there are violation items cited for the property.
