EMERGENCY PREPAREDNESS SEMINAR TOMORROW!
The Emergency Preparedness presentation will be held
tomorrow, Saturday, March 29, 2025 at 10:00 a.m.
at the Saddle Ridge Community Center – 300 Saddle Ridge Circle.
This event is open to King Farm residents.
With so many things happening in the world these days – pandemics, fires, hurricanes, flooding, etc. we want King Farm residents to be prepared for anything! Most King Farm neighbors are not prepared in the event an emergency or disaster were to happen here.
The Montgomery County Office of Emergency Management and Homeland Security will be visiting the King Farm Saddle Ridge Community to offer information about preparing for disasters.
During the presentation, Emergency Management Specialists will discuss some of the major hazards that Montgomery County faces and some specific steps you can take to prepare for them, along with information on how to write a plan and build a kit that will help you prepare for an emergency.

KFCA ANNUAL MEETING AND ELECTION
On April 23, 2025, King Farm Citizens Assembly (“KFCA”) will hold its Annual Meeting and Election to elect four (4) Citizens to the Board of Trustees (BOT) of the Assembly: three (3) open seats held for a two-year term and one (1) open seat held for a one-year term.
Electronic voting opens Wednesday, April 9, 2025.
All King Farm Titleholders and Citizens who are eighteen years or over, must be current within 30 days of the due date of financial obligations to the Assembly, and are registered with the Assembly are qualified voters and may vote.
All Citizen [resident] titleholders of single-family homes, townhomes, and condominium units, as shown on the Assembly’s records, are automatically registered.
NOTE: Non-resident Titleholders are NOT eligible to vote in the election per the governing documents.
If you are NOT a Citizen Titleholder on-file with the Assembly and have not registered by the deadline, you are not permitted to vote in the election.
*Management will verify proof of residency.

ANNUAL PROPERTY LOT INSPECTIONS
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.
The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. Email notifications will only be sent for the initial notice if there is a primary email address on file and if there are violation items cited for the property.

VOLUNTEER TO HELP CLEAN UP OUR STREAM

Our area will be honoring
the Annual Potomac River Watershed Cleanup
on Saturday, April 26, 2025.
A group of volunteers working with the City of Rockville and
King Farm Board of Trustees will be removing litter along the
King Farm Stream Valley Park, known as Watts Branch I.
WHEN: Saturday, April 26, 9 AM to 12 PM
WHERE: Meet at the Gazebo on Watkins Overlook at the bottom of Crooked Creek Drive
This activity is approved for MCPS Student Service Learning Hours and there will be forms at the check-in desk when you arrive.
Children under 14 must be accompanied by an adult
and under 18 must arrive with parental permission.
King Farm Music Jam Social Club
The King Farm Music Jam Social Club is a group of hobby musicians, 18 years and older, who live in King Farm and who come together to play music. This group is sponsored by the King Farm Citizens Assembly. Our jam sessions are held monthly throughout the year.
The next jam session is on Sunday, April 27, 2025, from 2:00 PM to 4:00PM. If you require time to set up, the meeting room will be available 30 minutes before the start of the session.
The sessions are held at the King Farm Community Center, 300 Saddle Ridge Circle, Rockville, MD 20850.
Guitarists, keyboardists, percussionists, and other musicians of all levels are welcome to participate. Bring your musical instrument. It is also helpful to bring a music stand and a power strip if power is needed for your equipment. For those who sing, a microphone would be helpful.
Musicians take turns selecting songs. Then, all the musicians play each song together. The person who selects the song may sing or have another player sing. Songs are selected from a jam songbook and generally have common chords. A phone, tablet, or computer is helpful.
Also, feel free to bring song sheets for any songs with common chords you would like to share; 10 copies should do it.

Rockville Zoning Ordinance Rewrite and Comprehensive Map Amendment
The City of Rockville is currently undergoing a Zoning Ordinance Rewrite (ZOR) and Comprehensive Map Amendment (CMA). This is a comprehensive initiative to update the city’s zoning ordinance and zoning map to ensure that regulations better implement the city’s vision and goals, support current policy and trends, and make the ordinance easy to use. A key component of this project is to comprehensively amend the zoning map in alignment with the recommendations of the Rockville 2040 Comprehensive Plan. We recently released a map of parcels proposed for rezoning through this effort, as they were identified in the Rockville 2040 Comprehensive Plan. You can view a map of all properties in Rockville proposed to be rezoned here. We reached out to neighborhood associations during and after the Rockville 2040 Comprehensive Plan process when rezoning was proposed, and we are reaching out again now that it is in the process of being implemented to make sure our neighborhood groups are aware of this effort. There are no properties within King Farm proposed for a zoning change, however there are some properties off Piccard Drive that are proposed to be rezoned from an employment zone to a mixed use zone.
We will ramping up our public engagement effort this summer and anticipate a series of meetings for the community to take place between May – September. We encourage interested residents of King Farm to subscribe to the Engage Rockville page to hear about public meetings, opportunities for feedback and to track the project as it progresses through its review and adoption phase. RockView Program
If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
