KFCA MONTHLY ASSESSMENT COUPON BOOK

Management is aware that the 2026 coupon books sent to non-direct debit single-family home and townhome owners may not have not been received. We were informed that the coupon books were mailed December 8th and should have arrived before the end of December. Unfortunately, the cause of the delay is unclear (postal service or something else). We are following up with the printing company and Comsource (the management company) to determine if new coupon books will be issued.

PAYMENTS CAN BE MADE WITHOUT A COUPON. Send the January payment now so it can be processed before the 15th to avoid late fees. The 2026 amounts are listed below. Partial payments are considered late and will incur a late fee.

Remit Payments to:
King Farm Citizens Assembly, Inc.
c/o Comsource
P.O. Box 2100
Charlotte, NC 28219-2100

The correct account number MUST be written in the memo line of the check to properly process your payment (see image below with yellow highlight). If using bill pay, you must note the correct account number for payment as well.

The Management Office usually does not accept monthly payments, but we will allow a one-time courtesy to bring the January payment to the Management Office located at 300 Saddle Ridge Circle Rockville, MD 20850 BEFORE the 15th of January.

Individual condominium homeowners do not pay assessment directly to King Farm Citizens Assembly. The KFCA assessment is included in the monthly condominium fee.

Management strongly encourages homeowners to sign up for direct debit. There have been inconsistent delivery times with the postal service (slower than it has been in the past). If you choose to mail payments, mail delays will not automatically guarantee the removal of late fees. The direct debit form is attached and can be dropped off at KFCA Management Office.

KING FARM BLVD/PLEASANT DRIVE INTERSECTION

The Department of Public Works Transportation Engineers wanted to provide an update regarding the recent change to the traffic signal at the intersection of King Farm Boulevard and Pleasant Drive.

City staff conducted additional traffic analysis to further assess existing conditions. Based on their analysis, staff concluded that a traffic signal is not warranted, however, an all-way stop control is justified at the intersection. Therefore, staff is planning to implement all-way stop control and install pavement markings to modify the intersection in the next few weeks, weather permitting.

After monitoring the intersection for several weeks under the all-way stop condition, staff will then proceed with the necessary planning to permanently remove the traffic signal.

Comments can be sent to management@kingfarm.org. We will compile and relay all comments to the City of Rockville for review.

BE A CONSIDERATE PET OWNER

Dog Waste – It is important to remember that even though King Farm is a pet-friendly community, every pet owner must do their part in ensuring that the rules are followed. Being a conscientious pet owner means that whoever is walking the pet must clean up all excrement. That is the law!

Respect Private Property – The community is densely populated with homes with zero lot lines. This means that there is no space when one property ends and the other begins. It is important to remember that individual homeowner lots are NOT for public use. Your fellow King Farmer may not have pets and prefer that pets do not enter their lot. Please keep your pets on the curb grass or common area grass for them to relieve themselves. Avoid allowing your pet to urinate on plant material such and flowers, bushes, ornamental grasses, etc. Dog urine kills plants and flowers.

Respect Common Are Property – Common area property is used by all residents. No one wants to sit or step in pet waste that should have been picked up. Pets urinate in the same place other pets urinate causing a rapid destruction of the plant material. Replacing damaged plant material is an expense that is absorbed by the community. Continued damage to the plants results in higher expenses which impacts the budget and ultimately the monthly assessments.

Being a considerate pet owner is part of the responsibility when you decide to become a pet owner. Please be respectful of individual and common area property.

ANNUAL PROPERTY LOT INSPECTIONS

2026 COMMUNITY INSPECTIONS HAVE STARTED

Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.

If maintenance items are identified, a notice will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.

FINAL NOTICES HAVE BEEN SENT FOR ALL UNRESOLVED, CITED PROPERTIES.

If your property was cited during the 2025 Inspection Cycle and you have not resolved the findings or contacted management to request an extension, you will need to check your mail and email.
