KFCA 2025 ANNUAL MEETING AND ELECTION CALL FOR CANDIDATES

On April 23, 2025, King Farm Citizens Assembly (“KFCA”) will hold its Annual Meeting and Election to elect four (4) Citizens to the Board of Trustees (BOT) of the Assembly: three (3) open seats held for a two-year term and one (1) open seat held for a one-year term.


Citizens interested in running for a seat on the BOT must complete the petition for candidacy. Citizens are aged 18 or older who reside in King Farm within areas subjected to the Community Charter by a Declaration of Annexation and notice of whose residency has been given to the Assembly in writing.

The Citizen Registration form is available on the King Farm website: https://kingfarm.org/annual-meeting-election/. All forms will be verified (signed lease, state issued driver’s license, and/or owner verification).

KFCA BREAKFAST MEET & MINGLE

Maybe you’re a new resident of King Farm or have been established in your home for years, that’s ok! Come on out for a little coffee, conversation, and light breakfast fare too!

Join us on Saturday, February 1, 2025 from 10:00 a.m. to 12:00 p.m. at the Saddle Ridge Community Center (300 Saddle Ridge Circle). Get to know your neighbors and meet members of the King Farm Management team. This is a great opportunity to learn about the community committees and have any questions you may have about life in King Farm answered. But most importantly, make new friends, meet and mingle with your neighbors.

Snow and Ice Reminder

Please remember, all King Farm homeowners are responsible for removing snow and ice from their driveway aprons, lead walks, and all sidewalks adjacent to their property within 24 hours after a snowfall of 3″ or less and within 48 hours after a snowfall of 3″ or more. Violators can be fined, so make sure you clear your sidewalks! 

To remove ice from a sidewalk, you can use a de-icer, hot water, or a mixture of home remedies. You can also use sand or other gritty materials to provide traction. 

De-icers

  • Rock salt

A common, inexpensive de-icer that works well above 15°F. This is more harmful to the environment, but not useful if under 15 °F.

  • Calcium chloride

A de-icer that’s effective at temperatures as low as -25°F and is less harmful to concrete than other de-icers. 

  • Ice melt products

Some ice melt products are biodegradable and less corrosive than chlorine-based products. 

Home remedies

  • Rubbing alcohol

A 70% alcohol solution has a low freezing point and can be used to melt ice. 

  • Hot water

Boil a large pot of hot water and apply it to the ice. Sweep the water off the surface so it doesn’t freeze again. 

  • Dish soap and rubbing alcohol

Mix water, a couple of drops of dish soap, and a cup or two of rubbing alcohol. 

Other materials

  • Sand

Provides extra traction without melting the ice. You can also mix sand with salt to reduce the negative effects of salt. You must sweep/clean up after the ice has melted.

  • Kitty litter

Creates friction to help you gain traction on the ice. You must sweep/clean up after the ice has melted.

Rubbing Alcohol

Fill a quart or half-gallon sized spray bottle with 70% isopropyl alcohol. If you are de-icing a large space, you can dilute the alcohol with water. After removing the snow from on top of the iced surface, spray the ice with alcohol as you walk back and fourth. Keep refilling the bottle until you have sprayed the entire area. After about 15-30 minutes, the ice will have melted enough to be removed easily with a snow shovel.

Vinegar

If you have a small space to de-ice, water and vinegar may be a good option. In a watering can, combine 50% warm water and 50% vinegar. After removing the snow, pour it over the iced area and let it sit. After a few minutes you should be able to remove it with a shovel. Not only is this a convenient option if you do not have rock salt or rubbing alcohol available in your home, but it is also the most eco-friendly option.

Remember to always use caution when removing ice from your home. Use shoes with traction when removing the snow and ice to prevent falls.

Condominium owners and residents should contact their respective condominium association management companies. Apartment residents should contact the appropriate building management for questions or concerns about snow clearing and treatments.


BE A CONSIDERATE PET OWNER

Dog Waste – It is important to remember that even though King Farm is a pet-friendly community, every pet owner must do their part in ensuring that the rules are followed. Being a conscientious pet owner means that whoever is walking the pet must clean up all excrement. That is the law!

Respect Private Property – The community is densely populated with homes with zero lot lines. This means that there is no space when one property ends and the other begins. It is important to remember that individual homeowner lots are NOT for public use. Your fellow King Farmer may not have pets and prefer that pets do not enter their lot. Please keep your pets on the curb grass or common area grass for them to relieve themselves. Avoid allowing your pet to urinate on plant material such and flowers, bushes, ornamental grasses, etc. Dog urine kills plants and flowers.

Respect Common Are Property – Common area property is used by all residents. No one wants to sit or step in pet waste that should have been picked up. Pets urinate in the same place other pets urinate causing a rapid destruction of the plant material. Replacing damaged plant material is an expense that is absorbed by the community. Continued damage to the plants results in higher expenses which impacts the budget and ultimately the monthly assessments. 

Being a considerate pet owner is part of the responsibility when you decide to become a pet owner. Please be respectful of individual and common area property.


HOLIDAY SEASON DECORATIONS

The festive season has officially come to an end. If you have not done so, please remove all exterior holiday decorations from your property.

 New Monthly Assessments will be effective January 1, 2025

Individual condominium homeowners do not pay assessment directly to King Farm Citizens Assembly.

The KFCA assessment is included in the monthly condominium fee.

DIRECT DEBIT – If assessments are paid via direct debit through Comsource, the assessment amount will be deducted automatically from the account on file between the 5th and the 10th of the month.  If you want to enroll or need to change your account information, complete, and submit a new direct debit form (included in this mailing) to Amber Finnigan at Comsource: afinnigan@comsource.com.    

BILL PAY VIA BANK ACH OR USPS MAIL – Assessments paid using a bank or other institution, confirm the payee information, delivery date (due the 1st and late after the 15th) account number, and payment amount on the coupons and send to King Farm Citizens Assembly c/o Comsource, P.O. Box 2100 Charlotte, NC 28219-2100.

For no fee, we encourage utilizing Direct Debit (form attached). You can email the form to management@kingfarm.org and afinnigan@comsource.com or drop off at the King Farm Management office located at 300 Saddle Ridge Circle. The funds are deducted between the 5th – 10th of each month from the designated account. *This is not for individual condo owners or apartment residents.

IF YOUR ACCOUNT IS DELINQUENT, YOU WILL NOT HAVE A PAYMENT BUTTON OPTION IN TOWNSQ. YOU WILL NEED TO MAIL YOUR PAYMENT TO THE ADDRESS ABOVE TO BRING YOUR ACCOUNT CURRENT.

RockView Program

If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
