KING FARM MANAGEMENT OFFICE CLOSED MONDAY

The King Farm On-Site Management office will be closed on

Monday, January 20, 2025 in observance of the

Martin Luther King, Jr. Holiday.

The office will reopen on Tuesday, January 21, 2025 at 8:30 a.m. 

Recycling, trash and yard waste collections will occur one day later than usual.

UPCOMING INCLEMENT WEATHER AND SNOW REMINDERS

As we prepare for the expected snow fall beginning early Sunday morning, we want to remind everyone that it is encouraged for residents to park their vehicles inside their garage and/or driveway to provide better access for snow plow crews, buses, and larger vehicles to navigate our community safely and efficiently. If you choose to park on the street, you must park as close to the street curb as possible.

Remember that the City has a policy regarding parking on public streets designated “snow emergency streets” during snow emergencies; the Assembly has a similar policy for parking on private streets. Although not every public street in King Farm is a snow emergency street, it’s still a good idea to follow this rule whenever possible. The City policy is that cars must be parked on the even-numbered side of the street whenever a snowstorm of 3” or more occurs, and then once the odd-numbered side of the street gets cleared, move your car to the cleared side so that plows can remove snow from the even-numbered side. The City can tow vehicles that are parked in violation of their snow emergency policy. If parked on the street, King Farm residents should follow this procedure on all King Farm streets whenever possible; this makes it easier for the City and our contractors to clear your streets as quickly as possible, thereby making it easier for you to find a clear spot in which to park.

Please remember, all King Farm homeowners are responsible for removing snow and ice from their driveway aprons, lead walks, and all sidewalks adjacent to their property within 24 hours after a snowfall of 3″ or less and within 48 hours after a snowfall of 3″ or more. Violators can be fined, so make sure you clear your sidewalks! 

Condominium owners and residents should contact their respective condominium association management companies. Apartment residents should contact the appropriate building management for questions or concerns about snow clearing and treatments.

The Assembly clears/relocates snow and/or treats all private streets (white signs/blue letters), alleys, and common area sidewalks (like the sidewalks at the Community Center, Pleasant Circle, and Route 355.

The City clears/relocates snow and/or treats all City streets and City sidewalks, and bike/trail paths located in King Farm. The City clears snow from 160 lane miles of roadways, 30 miles of publicly owned sidewalks, walkways, pathways, and 18 City-owned facilities and parks with parking lots. The City crews treat and plow roads in the following priority order:

  • Primary roads consist of major arterial roads, emergency routes, central business districts, and primary residential roads near schools.
  • Secondary roads that consist of the remainder of neighborhood streets, alleyways, and cul-de-sacs.

There are Primary and Secondary streets located in King Farm. Often residents residing on City streets in King Farm are concerned when they see other streets have been cleared and theirs have not. For more information, call the Public Works Department at 240-314-8500 or view the Montgomery County snow removal FAQ


TRASH REMOVAL AND CONTAINER STORAGE

Place brown recycling and gray refuse carts at the curb or alleyway the night before collection, but NO later than 6:00 AM on collection day & removed within 24-hours. Trash containers may not be stored in front or side yards or in any location visible from a street. Homes that do not have either a garage or approved shed shall store trash containers either inside the Living Unit or as close as possible to the rear wall of the alley or rear side of the Living Unit on non-collection days. Any containers left outside of the home over 24 hours after pickup will result in a violation notice being issued.

HOLIDAY SEASON DECORATIONS

Now that the holiday season has concluded, all decorations must be removed by Tuesday, January 21, 2025.

New Monthly Assessments will be effective January 1, 2025

Individual condominium homeowners do not pay assessment directly to King Farm Citizens Assembly.

The KFCA assessment is included in the monthly condominium fee.

DIRECT DEBIT – If assessments are paid via direct debit through Comsource, the assessment amount will be deducted automatically from the account on file between the 5th and the 10th of the month.  If you want to enroll or need to change your account information, complete, and submit a new direct debit form (included in this mailing) to Amber Finnigan at Comsource: afinnigan@comsource.com.    

BILL PAY VIA BANK ACH OR USPS MAIL – Assessments paid using a bank or other institution, confirm the payee information, delivery date (due the 1st and late after the 15th) account number, and payment amount on the coupons and send to King Farm Citizens Assembly c/o Comsource, P.O. Box 2100 Charlotte, NC 28219-2100.

For no fee, we encourage utilizing Direct Debit (form attached). You can email the form to management@kingfarm.org and afinnigan@comsource.com or drop off at the King Farm Management office located at 300 Saddle Ridge Circle. The funds are deducted between the 5th – 10th of each month from the designated account. *This is not for individual condo owners or apartment residents.

IF YOUR ACCOUNT IS DELINQUENT, YOU WILL NOT HAVE A PAYMENT BUTTON OPTION IN TOWNSQ. YOU WILL NEED TO MAIL YOUR PAYMENT TO THE ADDRESS ABOVE TO BRING YOUR ACCOUNT CURRENT.

RockView Program

If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
