KFCA MANAGEMENT OFFICE CLOSED FOR LABOR DAY

KFCA management office will be closed on

Monday, September 1, 2025 for the Labor Day Holiday.

KFCA POOLS CLOSED AFTER LABOR DAY

As summer winds down, we’d like to remind all residents that the 2025 pool season will officially come to an end on Labor Day, Monday, September 1, 2025. Both the Saddle Ridge and Bailey’s Pools will close at the end of the day Monday at 8:30 pm, so don’t miss your last chance to enjoy some time in the water with family and neighbors.

We hope you’ve had a safe and enjoyable season, and we look forward to welcoming everyone back when the pool reopens next year!


KING FARM SUMMER CONCERT FINALE NEXT SATURDAY

The Summer Concert Series will come to a finale next Saturday, September 6, 2025 from 6:30 p.m. to 9:00 p.m. with a King Farm favorite band, Thunderball, who will help us close out the summer.

Grab the lawn chairs and the whole family and head to the lawn at 300 Saddle Ridge Circle, because you won’t want to miss it.


KING FARM COMMUNITY YARD SALE

Mark your calendars for Saturday, September 20, 2025 for the Annual King Farm Community Yard Sale. Come sell or shop for treasures from 8:00 a.m. to 12:00 p.m. in the Saddle Ridge Community Center parking lot behind the pool at 300 Saddle Ridge Circle. A rain date of Sunday, Sept 21, 2025 has been arranged. 

Space in the parking lot will be limited to one 10 x 10 space and you must pre-register if you wish to participate. Tables WILL NOT be provided. Set-up time for residents will begin at 7:00 a.m. Residents will be provided with one parking space! There will be no assigned sale spaces. You must take all unsold items and trash with you after the event is over. No items should be left behind. This Yard Sale will be advertised via various social media outlets.

To register for this sale, please e-mail activities@kingfarm.org with your name and address and a description of the items you plan to sell. This is not a vendor business sale, it is strictly for household items, toys, clothing, furniture, etc. Space is limited and few spaces remain.


KING FARM SHUTTLE SERVICE BLUE LINE

Please be informed that the Blue Line of the shuttle service is scheduled to be discontinued. The anticipated end date for the Blue Line is October 1, 2025. The QR code with updated shuttle information will be operational and available on the King Farm website.   Its route will be integrated into the Red and Orange Lines to ensure continued service of the affected areas. The updated routes and schedules are being finalized, and we will provide more detailed information as soon as it is available.


CITY OF ROCKVILLE POLE LIGHTING CHANGES

The City of Rockville is converting the decorative streetlights that are owned and maintained by the city from high pressure sodium (HPS) to light emitting diode (LED).  This project is part of phase 2 of the city wide capital improvements project to convert all city-owned lights to LED.  LED streetlights are more efficient than their predecessors.  They reduce electrical costs, decrease maintenance, and reduce greenhouse gases.  Conversion of streetlights is also an action item of the city’s approved climate action plan.  Residents may notice some differences in the appearance of the lights.  The color of the lights is whiter and more in the middle of the color spectrum than the previous orange lights.  The new lights also do not have glass panels.  The light source is located in the top of the fixture and directs the light down and out, rather than out and up.  The city is utilizing a grant from the Maryland Energy Administration and is participating in Pepco’s EmPowerMD rebate program, each of which has requirements.  One requirement is that the lights must be dark sky compliant, which accounts for the changes noted above.

ANNUAL PROPERTY LOT INSPECTIONS

Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.

HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.

The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.

If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.

Email notifications will only be sent by HOAUSA for the initial notice if there is a primary email address on file and if there are violation items cited for the property.
