KING FARM TREE & MENORAH LIGHTING CELEBRATION

Join your neighbors for a little holiday merriment as we prepare to light up the Farm with the community’s annual tree and menorah lighting celebration will soon be here!

Mark your calendars and join your neighbors for a night of all things merry and bright as we welcome the holiday season next Sunday, December 1, 2024 from 5:00 p.m. to 7:00 p.m.

The evening will include a concert on the lawn, holiday style, with “The Breakaways,” who will be performing a variety of holiday hits and favorites, so be sure to dress warmly because we need you to sing along! At 6:00 p.m. let the countdown begin as we light the new tree just outside the Saddle Ridge Community Center. The evening will also include hot chocolate, while supplies last, and other fun treats!

We can’t wait to start this new tradition in King Farm and look forward to seeing you all on the lawn ready to help us light up the holiday season!


KFCA MONTHLY ASSESSMENT PAYMENT OPTION CHANGES

KFCA Monthly Assessment Payment Changes

By now, you should be aware that Comsource (the financial management company) is upgrading their technology platforms. The transition to the new platform hasn’t gone as expected. Some residents have been able to set up accounts while others have experienced difficulties logging in and setting up accounts. They continue to work on the issues, but you will likely receive an email from TownSq to setup an account. This is legitimate.

This only applies to Single Family Home and Townhouse Homeowners

New Account Number

You should have received your new account number. If you haven’t, please let us know. If you sent a payment with the old number, do not worry, the payment will be processed. However, please use the new account number for your November assessment to avoid future issues. Whether you pay via physical check or bill pay, YOU MUST USE THE new account number and PO Box Address (listed below). 

New Account Portal and Website

PayLease is no longer available. The new solution is called TownSq. You will receive login information and access to TownSq email from noreply@townsq.io this week. Once  you have logged in, you will be able to pay online using this platform. You are NOT required to pay through TownSq.

All payments made through Townsq will be charged a convenience fee. For additional information, contact support@townsq.io

Direct Debit Users

If you are currently signed up for direct debit through Comsource, you do not need to do anything. Your payment will be deducted as usual between the 5th and the 10th of the month. If you want to sign up for direct debit, please email management@ kingfarm.org for the form and additional information.

Payments through individual banks

Update the account information and PO Box Address in your bank’s bill pay system to avoid disruptions or delays.

The only methods of paying your assessments without a convenience or service fee has been by direct debit, check via USPS, and payment through your bank’s online bill pay. Please note that this fee are not paid to KFCA or the management company. They are 3rd party vendor fees charged by the credit card company and the 3rd party vendor for use of their platform.

UPCOMING SIDEWALK CONCRETE REPAIRS

Beginning this upcoming MONDAY, NOVEMBER 25, 2024, the City of Rockville and KFCA will be performing sidewalk concrete slab repairs in the community. The scope of work will include replacing some sidewalk slabs and ADA access ramps.  

KFCA repairs will begin in the 1100 block of Elmcroft Blvd. Please be sure to to remove your vehicles from 7:30 am – 5:00 pm Monday – Wednesday. Signs will be posted at least 48 hours before work is to begin in a particular area. Street parking will be limited in some areas. Vehicles parked in areas where work is to begin will be relocated by tow company. No work will be scheduled on Thanksgiving or the following day.

SENIOR CENTER ENTRANCE PROJECT

The City of Rockville Department of Public Works is designing a new access road to the Rockville Senior Center parking lot from the intersection of West Gude and Piccard drives and modifications to the traffic signal in order to add this new leg to the intersection. Noted below are some helpful links to the Senior Center entrance project – including the general webpage, presentation and a recording of the meeting. 

A reminder that you can submit your comments (best by Dec 16 or earlier) to mayorcouncil@rockvillemd.gov in regard to the Senior Center entrance.

Events

            On Wednesday and yesterday, King Farm Neighbors Village (KFNV) held their last two November events with two tasty events –Coffee and Conversation and The Friends luncheon at Fontina Grille, respectively. 

Going forward to December, the KFNV will end 2024 with the following events and activities.

1.      On Thursday, December 5, 2024 from 2:00-3:00 pm, the KFNV Movie Club will meet to discuss the movie, The Station Agent. This 2003 comedy/drama, written and directed by Tom McCarthy is about a station agent with dwarfism who loses his best friend, moves to a new town, and is befriended by towns people who have their own problems.

2.      On Thursday, December 12, 2024 from 12:30-200 pm, the KFNV Book Club will discuss the 2025 books they will read during a “Chat and Chew” session.  Members are welcome to bring their own lunches with a dessert being provided by the KFNV.

3.      The following day the KFNV will host its Holiday Event: Hors d’oeuvres with a Side of Sweaters. The specifics are:

What:              Holiday reception with wine, beer, soft drinks, and appetizers

For whom:      KFNV members, only, who are at least 21 years old, as alcohol will be offered.

When:              Friday, December 13, 2024

Time:               6:30 -8:30 pm

Where:             King Farm Community Center

RSVP by:        Friday, December 6, 2024

Other:              Please wear any kind of holiday-themed sweater or top. Prizes will be given in three categories: most creative, funniest, and ugliest.

As part of this holiday reception, the KFNV is helping to support the King Farm Assembly as it partners with Rockville Housing Enterprises for a toy drive.  As such, you are welcome to bring an unwrapped, new toy for children ages newborn through sixth grade.   (Please no stuffed or plush toys or animals.) 

Please note: a toy donation is not required for admission to this KFNV holiday event. Your presence is all that is required; for this event is a small token of the KFNV’s appreciation for your support of our organization during this past year. The KFNV hopes to see many of our friends attired in their favorite holiday top or sweater at our holiday event: Hors D’oeuvres with a Side of Sweaters.

4.      On Tuesday, December 17, 2024 from 7:00-9:00 pm, the KFNV will host its monthly Games Night. Come out and enjoy some competitive fun with your King Farm neighbors. You do not have to be a member of the KFNV to join in the fun. The KFNV will provide various board games, but you are welcome to bring your own game(s) as well. In addition, please bring your own snacks and drinks to nibble on and sip as you play your favorite board game.

      5. On Thursday, December 19, 2024 from 1:00-3:00 pm, the KFNV Friends will host its monthly luncheon at Botanero Restaurant, 800 Pleasant Dr #160, Rockville, MD 20850. You do not have to be a KFNV member to participate in this luncheon; although this is a KFNV Friends Club meetup and everyone is responsible to pay for their own lunch. Come out and enjoy a pre-holiday luncheon with your King Farm friends.

Services

The KFNV continues to support King Farm residents with its community services: transportation to appointments, simple household tasks, friendly phone calls/texts, and friendly visits. Please feel free to avail yourself of all of the community services that the KFNV offers. If you are in doubt about whether a task could be performed by one of the KFNV volunteers, go ahead and fill out the service form on the KFNV website. Our Operations Team will get back to you to determine if the task is under our umbrella of tasks. Also, please note that services are open to KFNV members only; however, membership is free and an easy process. See below on how to contact the KFNV to schedule any of the services or with any questions that you may have about the services as well as how to become a KFNV member.

Volunteers

The KFNV is always looking for “Neighbors helping Neighbors” to provide community services to its members like drives to appointments, friendly visits and phone calls, and help with simple household tasks. Volunteers are an important part of the KFNV. Please feel free to contact the Operations Coordinator for any questions you may have  about becoming a KFNV volunteer  by calling (301) 799-8104,  emailing to kfnvinfo@gmail.com , or viewing  the KFNV website at www.kfnv.org for information as well as an on-line form to fill out to become a KFNV volunteer. The KFNV thanks you for your consideration in becoming a KFNV volunteer.

Contacting the KFNV

For most of the KFNV monthly events as well as the services, membership is required; but membership is as easy as filling out an on-line or mail-in form with residency in the King Farm community being the only membership requirement.  We are a multi-generational Village; therefore, there is no age requirement to join the KFNV. The KFNV welcomes all King Farm residents of all ages.

Although there is no fee to become a KFNV member, the KFNV does, however, accept and welcome donations; for these donations help defray the cost of KFNV services and events. The end of year is a perfect time to donate to the KFNV as contributions to the KFNV are charitable contributions per the IRS.

RockView Program

If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
