BREAKFAST MEET AND MINGLE TOMORROW
Maybe you’re a new resident of King Farm or have been established in your home for years, that’s ok! Come on out for a little coffee, conversation, and light breakfast fare too!
Join us tomorrow, Saturday, November 9, 2024 from 10:00 a.m. to 12:00 p.m. at the Saddle Ridge Community Center (300 Saddle Ridge Circle). Get to meet some of your King Farm neighbors in a casual and relaxed environment.

MANAGEMENT OFFICE CLOSING AT NOON ON MONDAY
In observance of Veterans Day, the management office will be closing early at noon on Monday, November 11, 2024. We encourage everyone to take a moment to honor and reflect on the sacrifices made by our veterans.
Trash, recycling and yard waste pickup will occur one day later than usual next week.
KFCA MONTHLY ASSESSMENT PAYMENT OPTION CHANGES
KFCA Monthly Assessment Payment Changes
By now, you should be aware that Comsource (the financial management company) is upgrading their technology platforms. The transition to the new platform hasn’t gone as expected. Some residents have been able to set up accounts while others have experienced difficulties logging in and setting up accounts. They continue to work on the issues, but you will likely receive an email from TownSq to setup an account. This is legitimate.

New Account Number
You should have received your new account number. If you haven’t, please let us know. If you sent a payment with the old number, do not worry, the payment will be processed. However, please use the new account number for your November assessment to avoid future issues. Whether you pay via physical check or bill pay, YOU MUST USE THE new account number and PO Box Address (listed below).
New Account Portal and Website
PayLease is no longer available. The new solution is called TownSq. You will receive login information and access to TownSq email from noreply@townsq.io this week. Once you have logged in, you will be able to pay online using this platform.
All payments made through Townsq will be charged a convenience fee. For additional information, contact support@townsq.io
Direct Debit Users
If you are currently signed up for direct debit through Comsource, you do not need to do anything. Your payment will be deducted as usual between the 5th and the 10th of the month. If you want to sign up for direct debit, please email management@ kingfarm.org for the form and additional information.

Payments through individual banks
Update the account information and PO Box Address in your bank’s bill pay system to avoid disruptions or delays.
The only methods of paying your assessments without a convenience or service fee has been by direct debit, check via USPS, and payment through your bank’s online bill pay. Please note that this fee are not paid to KFCA or the management company. They are 3rd party vendor fees charged by the credit card company and the 3rd party vendor for use of their platform.

COMMITTEE VOLUNTEERS WANTED
We would like to thank all of the committee members who graciously participate and sacrifice their time to give back to the community! Committee volunteers are an essential part of what makes a successful HOA and they contribute to making King Farm the amazing neighborhood that it is.
Consider joining your fellow neighbors by joining the Architectural Design Trust (ADT) or the External Affairs Committee (EA)
Architectural Design Trust (ADT):
- Please note: The ADT committee consists of up to 4 members, not including the Community Architect. THERE IS CURRENTLY ONE OPEN POSITION.
- ADT meetings are held once a month on the 2nd Wednesday of the month at 4:30 PM via Zoom (until further notice). Meetings typically last 30 minutes.
- The purpose of the committee is to aid the Community Architect in maintaining the visual integrity of the community by reviewing Design Review Applications (DRAs) submitted by homeowners requesting to make design/visual changes to their home or lot. Such as, home renovations, landscaping changes, fence installations, etc.
- There are no qualifications required to participate in the ADT committee, however, attention to detail and any background knowledge or interest in home improvement, construction, or architectural design work would be helpful.
HOW TO GET INVOLVED:
If you are interested in joining a King Farm Committee, please visit the website and complete the online form (https://kingfarm.org/committee-volunteer/) or you can email Management with your request to volunteer (management@kingfarm.org). *All committee volunteers are required to be appointed by the KFCA President.

POLITICAL SIGNAGE AND HALLOWEEN DECORATIONS
Now that the election has concluded, all political signage must be removed from the property within seven days (by Tuesday, November 12, 2024)
Also, Halloween decorations must be removed within 21 days, please remove all Halloween decoration by Thursday, November 21, 2024.

Events
King Farm Neighbors Village (KFNV) started November with two events on Thursday, November 7, 2024: Movie Club from 2:00-3:00 pm and a discussion on current Rockville issues with Councilmember, Barry Jackson from 4:00-5:00 pm. The rest of the KFNV November schedule is:
The KFNV Walking Club continues its group strolls Monday -Thursday at 4 pm, except in the case of inclement weather. The group meets in the park across from The Fontina Grille.
- On Thursday, November 14, 2024 from 12:30-2:00 pm, KFNV Book Club members will discuss the novel, A Gentleman from Moscow by Amor Towles. Towles’ novel was chosen as Best Book of the Year by National Public Radio, The Washington Post, The San Francisco Chronicle, The Chicago Tribune, The Philadelphia Inquirer, and The Miami Herald.
- On Wednesday, November 20, 2024 from 10:00-11:30 am, KFNV Coffee and
Conversation members will discuss the topic: What holiday treat or custom does your
family enjoy for the winter/end of year holidays? If you would like to bring a sample to
share that would be wonderful; however, it is not mandatory as your presence is more
than enough.
- The next day on Thursday, November 21, 2024, the KFNV Friends will meet from
1:00-3:00 pm at The Fontina Grille here in King Farm for their monthly lunch with
other King Famers. Please note this is a KFNV Friends Club meetup, and everyone is
responsible to pay for their own lunch. However, all King Farmers are invited to
participate in the luncheon as KFNV membership is not required for this event.
Please note that the monthly Movie Club, Book Club, Coffee and Conversation gatherings, and many highlight events are held at the King Farm Community Center, 300 Saddle Ridge Circle, Rockville, MD 20850. In case of inclement weather and if there is time to notify participants, the KFNV may opt for a Zoom presentation for any meeting or event. Finally, the KFNV offers transportation to many of its monthly events for KFNV members. Please contact the Operations Coordinator at kfnvinfo@gmail.com, or leave a voicemail at (301) 799-8104 to arrange for transportation.
Services
The KFNV continues to support King Farm residents with its community services: transportation to appointments, simple household tasks, friendly phone calls/texts, and friendly visits. Please feel free to avail yourself of all of the community services that the KFNV offers. If you are in doubt about whether a task could be performed by one of the KFNV volunteers, go ahead and fill out the service form on the KFNV website. Our Operations Team will get back to you to determine if the task is under our umbrella of tasks. Also, please note that services are open to KFNV members only; however, membership is free and an easy process. See below on how to contact the KFNV to schedule any of the services or with any questions that you may have about the services as well as how to become a KFNV member.
Volunteers
The KFNV is always looking for “neighbors helping neighbors” to provide community services to its members like drives to appointments, friendly visits and telephone calls, and help with simple household tasks. Volunteers are an important part of the KFNV.

Contacting the KFNV
For most of the KFNV monthly events as well as the services, membership is required; but membership is as easy as filling out an on-line or mail-in form with residency in the King Farm community being the only membership requirement. We are a multi-generational Village; therefore, there is no age requirement to join the KFNV. The KFNV welcomes all King Farm residents of all ages.
Although there is no fee to become a KFNV member, the KFNV does, however, accept and welcome donations; for these donations help defray the cost of KFNV services and events.

RockView Program
If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
