Pool Closure Friday, August 9, 2024

Safety is a priority. So due to the forecasted inclement weather conditions, the Saddle Ridge and Bailey’s Pools will be closed today, Friday August 9, 2024.

We plan to reopen both pools tomorrow morning at 11:00 AM. We appreciate your understanding. Please free free to contact management with any questions or concerns at management@kingfam.org.

Regional Drought Watch Issued

The City of Rockville is asking residents and businesses to conserve water under a regional drought watch issued by the Drought Coordination Committee of the Metropolitan Washington Council of Governments.

SEASONAL LANDSCAPING UPDATE

As we transition from the recent heatwave to cooler temperatures and occasional showers, it’s important to note that the ground remains quite dry due to ongoing drought conditions. This month, our landscaping efforts will focus on essential mowing, detail work, and maintenance tasks, including deadheading perennials, weeding, and cleaning garden beds. We will also prioritize tree trimming and shrub pruning while maintaining a watering schedule of three times a week.

Residents are encouraged to water their flowers and vegetables regularly and consider fertilizing with Miracle Gro on cooler days for optimal results. If you’re mowing your lawn, ensure your mower blades are sharp and the oil is checked.

Looking ahead to September, we will be preparing for aeration and overseeding to boost lawn health. Additionally, we will address leaf cleanup as they begin to drop. Thank you for your cooperation as we work to keep our community beautiful!

The pool season will be extended for

2 weekends @ Saddle Ridge location only:
September 6th – 8th and September 13th – 15th.

Hours: to be determined.

Early Morning Lap Swim Hours:

Saddle Ridge Pool – Tuesdays 6:00 a.m. to 10:00 a.m. 

Bailey’s Commons Pool – Thursdays 6:00 a.m. to 10:00 a.m. 

2024 pool rules and regulations can be accessed at www.kingfarm.org or to obtain a copy, please contact the Management office at 301-987-0122 or email management@kingfarm.org.

Please follow guard instructions. Failure to follow guard instructions may result in suspension of privileges. 

YOU MUST have a Key Fob or mobile pass to access the pools. Access will be verified with the picture associated with the pass. If the picture and address do not match, you will be refused entry until your information is updated with the Management Office. 

If you don’t have a Key Fob or mobile pass, then you will need to fill out  the amenities pass application https://kingfarm.org/amenities-pass-application-form/Key Fob processing hours are Monday – Thursday 9 a.m. to 4:30 p.m. and Friday 9 a.m. to 1:30 p.m. Management will contact you once your pass is ready.

The amenities pass will also give you access to the shuttle bus and the fitness room located at 300 Saddle Ridge Circle.

UPDATED NAME TO KING FARM CITIZENS ASSEMBLY

In an effort to expand communication avenues to the residents and community, King Farm Citizens Assembly will start using Instagram, X (Twitter), and Facebook. This is a trial run, so if you prefer to receive your information through these channels, be sure to like or follow our new social media accounts so we know you are interested. The goal is to provide residents another way to stay up to date with all the news and events happening in King Farm.

KING FARM MUSIC JAM SOCIAL CLUB- UPCOMING SESSION 

King Farm Music Jam Social Club is a group of hobby musicians who come together to play music.  This group is sponsored by King Farm Citizens Assembly.  club meetings are held on a monthly basis with sessions throughout the year.

EXTERIOR LOT INSPECTIONS IN PROGRESS
CHECK YOUR MAIL AND EMAIL

Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are maintaining their home/lot in accordance with the governing documents. These maintenance standards contribute to enhancing curb appeal and property values.

HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas. The photographer will not discuss what issues may be cited for yours or anyone else’s property.

CHECK YOUR MAIL (USPS)

If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail. Email notifications will NOT be sent for the initial notice. The initial notice will provide a compliance date to bring the noted items into compliance. 

If the items are not brought into compliance by the comply date, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email (if available) and posted to the property address door.

Events

            The King Farm Neighbors Village (KFNV) had a tasty luncheon at Mykonos Grill in Rockville yesterday hosted by the KFNV Book Club. Other events for August are:

  1. The KFNV Walking Club continues its walks Monday -Thursday at 4 pm, except in the case of inclement weather. The group meets in the park across from The Fontina Grille.
  1. On Saturday, August 10, 2024, from 11 am – 2:30 pm, The KFNV Friends Club will host an Olympics Watch Party for the Women’s Gold Medal Soccer Finals.  We will meet at King’s Craft Deli, 402 King Farm Boulevard, Suite 100. Come cheer on the National Women’s Team with your fellow King Farmers.
  1. On Thursday, August 15, 2024 from 1:00-3:00 pm, The KFNV Friends Club will meet for their monthly lunch at Bon Fresco Restaurant, 534 Gaither Road, Rockville, MD, 20850. This is a KFNV meetup event, and everyone is responsible to pay for their own food. Come and lunch with your King Farm neighbors.

4.      On Tuesday, August 20, 2024 from 7:00-8:30 pm, the KFNV will host its monthly Games Night. Come out and enjoy some competitive fun with your King Farm neighbors. You do not have to be a member of the KFNV to join in the fun. The KFNV will provide various board games, but you are welcome to bring your own game(s) as well. In addition, please bring your own snacks and drinks to nibble on and sip as you play your favorite board game.

  1. On Thursday, August 22, 2024 from 3:00-4:30 pm, the KFNV will host its highlight event: Creativity & Cocktails with Patricia Dubroof. The theme will center on water with participants painting notecards relating to water while enjoying some “wet” beverages. This event is open to all members of the King Farm community. You do not have to be a KFNV member to participate in this highlight event. A great event to end the summer on!

Please note that the monthly Movie Club, Book Club, Coffee and Conversation gatherings, and many highlight events are held at the King Farm Community Center, 300 Saddle Ridge Circle, Rockville, MD 20850.  In case of inclement weather and if there is time to notify participants, the KFNV may opt for a Zoom presentation for any meeting or event.  Finally, the KFNV offers transportation to many of its monthly events for KFNV members. Services

The KFNV continues to support King Farm residents with its community services: transportation to appointments, simple household tasks, friendly phone calls/texts, and friendly visits. Please feel free to avail yourself of all of the community services that the KFNV offers. If you are in doubt about whether a task could be performed by one of the KFNV volunteers, go ahead and fill out the service form on the KFNV website. Our Operations Team will get back to you to determine if the task is under our umbrella of tasks. Also, please note that services are open to KFNV members only; however, membership is free and an easy process. See below on how to contact the KFNV to schedule any of the services or with any questions that you may have about the services as well as how to become a KFNV member.

Volunteers

The KFNV is always looking for “neighbors helping neighbors” to provide community services to its members like drives to appointments, friendly visits and telephone calls, and help with simple household tasks. Volunteers are an important part of the KFNV.

Contacting the KFNV

For most of the KFNV monthly events as well as the services, membership is required; but membership is as easy as filling out an on-line or mail-in form with residency in the King Farm community being the only membership requirement.  We are a multi-generational Village; therefore, there is no age requirement to join the KFNV. The KFNV welcomes all King Farm residents of all ages.

Although there is no fee to become a KFNV member, the KFNV does, however, accept and welcome donations; for these donations help defray the cost of KFNV services and events.

RockView Program

If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
