KFCA Monthly Assessment Payment Option Changes (PayLease/Zego)

Comsource is ending their partnership with PayLease/Zego. This service allowed you to pay your assessments online through the Comsource website. This change will take effect on September 27th – October 7th, 2024.

October 7th, 2024, Comsource will offer a new online payment option through TownSq. Instructions will be provided on how to sign up for the new system around that date. Please note that each homeowner will receive a new account number for future payments. Comsource will mail and/or email you information about the changes.

Payment Options during the transition from September 27th – October 7th.

Utilize these options the same as before.

  • Direct Debit: If you are already using Direct Debit with Comsource, no action is needed; your payments will continue as usual. If you want to sign up for Direct Debit (free of charge), please email us at info@comsource.com for help. 

We strongly encourage homeowners to sign up for direct debit. Signing up for Direct Debit avoid mail delays, needing to remember to change assessment amounts or addresses, etc.

  • Physical Check: You can mail checks directly to our lockbox at the address below. Be sure to include your account number in the reference/memo line. Please mail payments at least 10 days in advance to account for mail delays.

  • Bank Payment Setup: You can also set up payments directly with your bank. You must change the payment amount annually if there is an increase in monthly assessments.

KING FARM FALL FESTIVAL

RESCHEDULED TO OCTOBER 20, 2024

Unfortunately, due to the forecast for rain, the King Farm Fall Festival has been rescheduled to Sunday, October 20, 2024 from 12:00 p.m. to 4:00 p.m. at the Saddle Ridge Community Center lawn area and surrounding streets of Saddle Ridge Circle.  

The Fall Festival will feature plenty of free activities for neighbors and visitors of all ages. Enjoy a horse-drawn hayride around Saddle Ridge Circle, moon bounces & obstacles course inflatables for all ages, the return of scarecrow making, and pumpkin decorating. We will welcome back the return of the Business Fair Expo featuring local business sponsors and vendors.

This year’s event will feature some of King Farm’s favorite food trucks and local food vendors selling their tasty festival foods. There is sure to be something for everyone to enjoy. All food and beverage purchases will require a fee, so be sure to bring your wallet and support the food vendors.

We hope to see you on October 20!

The Draft 2025 Budget includes a 3.5% increase. This translates to approximately $4 per month or $48 per year.

The Budget Committee will host a meeting via Zoom on Tuesday, October 22, 2204 at 6:00 pm to review, discuss, and answer any questions about the budget. This meeting is open to the membership to comment on the proposed budget. The proposed 2025 Draft budget is available for review via the King Farm website, https://kingfarm.org/budget-and-assessments/,  in the resident portal (username and password required)

MoCo CARES is excited to host this event and to interact with local community members and businesses.  This race has grown from being a small community event (previously called LaunchCARES Charity Race) to a county-wide effort of uniting Companies Who CARE.

Proceeds from the event go to a local food pantry that will serve over 140,000 people for Thanksgiving this year.

In an effort to expand communication avenues to the residents and community, King Farm Citizens Assembly will start using Instagram, X (Twitter), and Facebook. KING FARM MUSIC JAM SOCIAL CLUB- UPCOMING SESSION 

King Farm Music Jam Social Club is a group of hobby musicians who come together to play music.  This group is sponsored by King Farm Citizens Assembly.  Club meetings are held on a monthly basis with sessions throughout the year.

EXTERIOR LOT INSPECTIONS IN PROGRESS
CHECK YOUR MAIL AND EMAIL

Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are maintaining their home/lot in accordance with the governing documents. These maintenance standards contribute to enhancing curb appeal and property values.

HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas. The photographer will not discuss what issues may be cited for yours or anyone else’s property.

CHECK YOUR MAIL (USPS)

If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail. Email notifications will NOT be sent for the initial notice. The initial notice will provide a compliance date to bring the noted items into compliance. 

If the items are not brought into compliance by the comply date, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email (if available) and posted to the property address door.

Events

            The KFNV ended its September activities yesterday with a tour of downtown Rockville, led by Montgomery County historian Ralph Buglass. It was a wonderful experience to learn some of the history of Rockville by “walking through it.”

            Looking forward to October the KFNV has the following events scheduled. Please note there is no Book Club this month, and the Movie Club’s normal Thursday date has been changed. Finally, the KFNV is excited to announce Coffee and Conversation’s first ever outside excursion to The National Portrait Gallery in Washington, DC.

  1. The KFNV Walking Club continues its group strolls Monday -Thursday at 4 pm, except in the case of inclement weather. The group meets in the park across from The Fontina Grille.

    On Tuesday, October 15th from 7:00-9:00 pm, the KFNV will host its monthly Games Night. Come out and enjoy some competitive fun with your King Farm neighbors. You do not have to be a member of the KFNV to join in the fun. The KFNV will provide various board games, but you are welcome to bring your own game(s) as well. In addition, please bring your own snacks and drinks to nibble on and sip as you play your favorite board game.

  1. On Thursday, October 17th from 1:00-3:00 pm, The KFNV Friends Club will meet for their monthly luncheon at Nagoya Sushi Restaurant, 402 King Farm Blvd, Unit 130 (next door to the new Urgent Care center). This is a KFNV Friends Club meetup and everyone is responsible to pay for their own lunch.
  1. On Friday, October 18th from 2:00-3:00 pm, the KFNV Movie Club will review the movie, A Man Called Ove, a 2015 Swedish comedy-drama film written and directed by Hannes Holm and based on the 2012 novel of the same name by Fredrik Backman. It tells the story of man coping with the loss of his wife.
  1. Please join us for a docent-led tour of the National Portrait Gallery on Wednesday, Oct 23, at 11:45 am. This will replace the usual Coffee and Conversation, which would normally have been on that date. The museum is across the street from the Gallery Place Metro. Please respond by October 9, 2024, in order for the Gallery to provide us with enough staff to allow an enjoyable tour. This event is open to all members of the King Farm community. Participants can indicate in their RSVP their choice of meeting place:

                        –Meet the KFNV group at Shady Grove Metro entrance at 10:30 am.

–Meet the KFNV group at the National Portrait Gallery Information Desk at 8th & G Street Entrance at 11:30 am.

Please note that the monthly Movie Club, Book Club, Coffee and Conversation gatherings, and many highlight events are held at the King Farm Community Center, 300 Saddle Ridge Circle, Rockville, MD 20850.  In case of inclement weather and if there is time to notify participants, the KFNV may opt for a Zoom presentation for any meeting or event.  Finally, the KFNV offers transportation to many of its monthly events for KFNV members. Services

The KFNV continues to support King Farm residents with its community services: transportation to appointments, simple household tasks, friendly phone calls/texts, and friendly visits. Please feel free to avail yourself of all of the community services that the KFNV offers. If you are in doubt about whether a task could be performed by one of the KFNV volunteers, go ahead and fill out the service form on the KFNV website. Our Operations Team will get back to you to determine if the task is under our umbrella of tasks. Also, please note that services are open to KFNV members only; however, membership is free and an easy process. See below on how to contact the KFNV to schedule any of the services or with any questions that you may have about the services as well as how to become a KFNV member.

Volunteers

The KFNV is always looking for “neighbors helping neighbors” to provide community services to its members like drives to appointments, friendly visits and telephone calls, and help with simple household tasks. Volunteers are an important part of the KFNV.

Contacting the KFNV

For most of the KFNV monthly events as well as the services, membership is required; but membership is as easy as filling out an on-line or mail-in form with residency in the King Farm community being the only membership requirement.  We are a multi-generational Village; therefore, there is no age requirement to join the KFNV. The KFNV welcomes all King Farm residents of all ages.

Although there is no fee to become a KFNV member, the KFNV does, however, accept and welcome donations; for these donations help defray the cost of KFNV services and events.

RockView Program

If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
