KING FARM HOLIDAY CELEBRATION SATURDAY
The holiday season is upon us, and King Farm is excited to host the annual King Farm Family Holiday Celebration and Toy Drive at the Saddle Ridge Community Center.
Come one, come all and get yourselves in the holiday spirit of giving by joining your friends and neighbors for a fun-filled morning of toy collecting, Saturday, December 6, 2025 from 10:00 a.m. to 12:00 p.m. at the Saddle Ridge Community Center at 300 Saddle Ridge Circle.
This family friendly party will include the jolly big man himself making his annual appearance to meet with King Farm children and pose for photos. So be sure to have your children bring their holiday wish lists, as Santa can’t wait to check his list to see if you’ve been naughty or nice. A professional photographer will be taking photos and a link will be supplied to those families who choose to download the photos free of charge. We ask all who register to bring a new, unwrapped toy for our toy donation drive.
SPACE IS LIMITED, and YOU MUST pre-register by CLICKING THIS LINK. This event is open to King Farm residents only, no outside non-resident guests. Your registration will be checked at the door, if you do not have a reservation, you will not be able to participate. Once all spaces have filled, registration will automatically close.
Let’s get into the ho-ho holiday spirit and break a King Farm record for toy donations and help local children in need have a joyous holiday season with your generous toy donations.
CITY OF ROCKVILLE TREE LIGHTING
Join the City of Rockville on Friday, December 5, 2025 from 6:00 pm to 9:00 pm for the largest community event of the year, featuring live music, performances, photos with Santa, and more.

KFCA 2026 BUDGET APPROVED AT THE NOVEMBER 19, 2025 BOT MEETING
The KFCA 2026 Approved budget contains a 4.4% increase. The budget was adopted by the Board of Trustees (BOT) at the November 19, 2025 BOT Meeting.
Please note: the Conservancy has no increase for 2026. The Conservancy is responsible for shuttle bus service. The Conservancy monthly assessment will remain the same for 2026.

Update the new monthly assessment effective January 1, 2026. Budget letters should be received by mid-December. Coupon books (if not not on direct debit) will be mailed separately.
ANNUAL PROPERTY LOT INSPECTIONS
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.
The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
Email notifications will only be sent by HOAUSA for the initial notice if there is a primary email address on file and if there are violation items cited for the property.
