KING FARM SHUTTLE SERVICE CHANGES TAKE EFFECT MONDAY OCTOBER 13, 2025
Please note, the implementation of the changes to the shuttle bus schedule will go into effect on MONDAY October 13, 2025 (instead of October 1, 2025).
Beginning MONDAY October 13th:
The King Farm Conservancy will eliminate the Blue Line for the King Farm Shuttle Bus as it closely overlaps with the Orange Line.
Recently updated to the new shuttle stop route plan is Redland at Pleasant Dr will pick up on Pleasant Drive in front of Botenero at 800 Pleasant Drive #160 (Red Line) and Redland at Gaither Rd will pick up at 700 Gaither Road at the Shell Gas Station soon to be 7/11 (Red Line).
Updated shuttle maps and schedules are available on the King Farm website at https://kingfarm.org/king-farm-shuttle-bus/.
Signage will be updated at the shuttle enclosures (where applicable). The Shuttle app will still be available to obtain real-time access to where the shuttles are on the route.

KFCA DRAFT BUDGET TO BE ADOPTED AT THE NOVEMBER 2025 BOT MEETING
The 2026 KFCA Budget is scheduled to be adopted at the Board of Trustees meeting on Wednesday, November 19, 2025 @ 6:30 pm. To access the meeting via Zoom, please register at the link below.
The 2026 draft budget contains a 4.4% increase for the 2026 fiscal year budget.
The 2026 Draft budget is available for review via the King Farm website, www. kingfarm.org, in the resident portal (username
and password required). You can check on the website here: https://kingfarm.org/budget-and-assessments/.
The Budget Committee hosted a Community Budget Review open meeting for King Farm members via Zoom to review the proposed budget and answered questions on October 9 at 6:00 p.m.

ANNUAL PROPERTY LOT INSPECTIONS
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.
The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
Email notifications will only be sent by HOAUSA for the initial notice if there is a primary email address on file and if there are violation items cited for the property.
