KFCA 2026 BUDGET APPROVED AT THE NOVEMBER 19, 2025 BOT MEETING
The KFCA 2026 Approved budget contains a 4.4%. The budget was adopted by the Board of Trustees (BOT) at the November 19, 2025 BOT Meeting.
Please note: the Conservancy has no increase for 2026. The Conservancy is responsible for shuttle bus service. The Conservancy monthly assessment will remain the same for 2026.

Update the new monthly assessment effective January 1, 2026. Budget letters should be received by mid-December. Coupon books (if not not on direct debit) will be mailed separately.

TRAFFIC PATTERN CHANGE AT KING FARM BLVD AND PLEASANT DRIVE
Please be advised that the traffic pattern at the intersection of King Farm Blvd and Pleasant Drive has recently changed.
The traffic lights have been removed, and vehicles traveling on King Farm Blvd will no longer stop at this intersection.
Traffic on Pleasant Drive must now stop at the posted stop signs. In addition, vehicles crossing King Farm Blvd must yield to oncoming traffic before proceeding through the intersection.
Please exercise caution and remain alert while traveling in this area as everyone adjusts to the new pattern.
KFCA SHUTTLE BUS PASS REMINDER
All riders MUST present either a valid key fob, Show your BRIVO Mobile Pass, or show a guest pass to ride.
The RideShare app still works for those who have it downloaded, but it is no longer available for download from mobile app stores, and it may not continue working forever. Passengers should download the TransLoc app, which will provide the same information on your shuttle routes, but with an updated layout.

SEASONAL LEAF COLLECTION

As the vibrant colors of autumn surround us, it’s time to prepare for the seasonal change and ensure King Farm remains beautiful and tidy. We have some important updates regarding leaf collection in our neighborhood.
Leaf Vacuuming Schedule
The City of Rockville only collects from City Streets (Blue Street Sign). The City of Rockville will be conducting leaf vacuuming along these curbs on the following dates:
November 17-21
In addition to the city’s vacuuming service, Level Green will also be collecting leaves (Green Street Sign) on the following dates:
November 17-26
3rd or 4th Week of December (TBD)

ANNUAL PROPERTY LOT INSPECTIONS
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.
The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
Email notifications will only be sent by HOAUSA for the initial notice if there is a primary email address on file and if there are violation items cited for the property.
