KFCA SHUTTLE BUS PASS REMINDER
All riders MUST present either a valid key fob, Show your BRIVO Mobile Pass, or show a guest pass to ride.
The RideShare app still works for those who have it downloaded, but it is no longer available for download from mobile app stores, and it may not continue working forever. Passengers should download the TransLoc app, which will provide the same information on your shuttle routes, but with an updated layout.

As the vibrant colors of autumn surround us, it’s time to prepare for the seasonal change and ensure King Farm remains beautiful and tidy. We have some important updates regarding leaf collection in our neighborhood.
Leaf Vacuuming Schedule
The City of Rockville only collects from City Streets (Blue Street Sign). The City of Rockville will be conducting leaf vacuuming along these curbs on the following dates:
November 17-21
In addition to the city’s vacuuming service, Level Green will also be collecting leaves (Green Street Sign) on the following dates:
November 17-26
3rd or 4th Week of December (TBD)

Ayse Meze Lounge in the Heart of King Farm
Ayse offers an array of small, shared plates known as meze — dishes meant to be enjoyed together, just as they are across Greece, Türkiye, Lebanon, and beyond. Each plate celebrates the region’s bold spices, coastal herbs, and timeless recipes, brought to life with locally sourced ingredients.
Owned by KIOS Management Group, Ayse was created as a place where food and connection come together. The restaurant is named in memory of the owner’s late mother, whose warmth and generosity inspired its spirit. It’s also an opportunity to savor the authentic flavors of the owner’s hometown, Gemlik, Türkiye.
Whether you’re joining us for brunch, lunch, dinner, or happy hour, or celebrating a special occasion our private dining room, Ayse offers a welcoming setting that feels both elegant and warm. When the weather allows, guests (and their dogs) our pet-friendly patio.
The menu includes thoughtful options for everyone — with gluten-free, vegetarian, halal, seed-oil-free, and kid-friendly dishes available.
Happy Hour is Tuesday-Friday from 4-6pm.

ANNUAL PROPERTY LOT INSPECTIONS
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.
The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.
If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
Email notifications will only be sent by HOAUSA for the initial notice if there is a primary email address on file and if there are violation items cited for the property.
