Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.

HOA Inspections USA, an independent inspection company, will take photos of homes as part of the inspection process. The photographer will be identifiable by their colored safety vest. The photographer will be using cameras to take photos of homes from common/public areas.

The photographer will NOT discuss what issues may be cited for yours or anyone else’s property.

If maintenance items are identified, a notice from HOA Inspections USA will be sent via USPS mail and by email, if on file with the management office. Email notifications will only be sent for the initial notice if there is a primary email address on file and if there are violation items cited for the property.

The initial notice will provide a compliance date to bring the noted items into compliance. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.

The King Farm Citizens Assembly is offering a free opportunity for residents to learn lifesaving skills from the professionals right here in the community tomorrow, Saturday, March 15, 2025 at 10:00 a.m.

Join Montgomery County Fire Rescue officials as they teach

King Farm residents Hands Only CPR. 

This is a basic practical workshop, not a certification course

and you will not receive a CPR certification card.

LEARN EMERGENCY PREPAREDNESS FROM THE PROS

With so many things happening in the world these days – pandemics, fires, hurricanes, flooding, etc. we want King Farm residents to be prepared for anything! Most King Farm neighbors are not prepared in the event an emergency or disaster were to happen here.

The Montgomery County Office of Emergency Management and Homeland Security will be visiting the King Farm Saddle Ridge Community to offer information about preparing for disasters.

During the presentation, Emergency Management Specialists will discuss some of the major hazards that Montgomery County faces and some specific steps you can take to prepare for them, along with information on how to write a plan and build a kit that will help you prepare for an emergency.


The Emergency Preparedness presentation will be held on Saturday, March 29, 2025 at 10:00 a.m. at the Saddle Ridge Community Center at 300 Saddle Ridge Circle. This event is open to King Farm residents.

NOTIFICATION OF ROCKVILLE COMMISSION PUBLIC HEARING

Rockville’s Planning Commission will conduct a public hearing at Rockville City Hall at 111 Maryland Avenue, Rockville, MD 20850 on March 26, 2025, at 7:00 p.m. or as soon thereafter as it may be heard in connection with the preliminary annexation plan associated with Annexation Petition ANX2023-00147.  The petitioners are the Mayor and Council of Rockville.

The petition seeks to expand the city’s northern boundaries by annexing approximately 107.9 acres of land owned by Washington Metropolitan Area Transit Authority, containing the Shady Grove Metro Station, which also includes ±2.92 acres of land owned by CSX Transportation, Inc.

The zoning requested under the City of Rockville’s zoning ordinance is MXTD (Mixed Use Transit District). 

This email serves as an official letter of notification as required by Section 25.05.03 of Rockville’s Zoning Ordinance that the Planning Commission will be holding a Public Hearing regarding the proposed annexation on Wednesday, March 26, 2025.  Advertising for the Public Hearing will be in accordance with the Section 25.02.04 d.2 of Rockville’s Zoning Ordinance.  The Local Government Article, Section 4-415 of the Annotated Code of Maryland, requires that the Annexation Plan must be adopted by the legislative body of the Municipality.

Testimony will be accepted in any or all the following ways:

  • Testify at the public hearing on March 26, 2025, at 7:00 p.m. The Planning Commission is conducting hybrid meetings that allow for both in-person and virtual participation via Webex.  Email jwasilak@rockvillemd.gov before 4:00 p.m. on March 26, 2025, to register and participate in person or virtually at the meeting. Spoken testimony is limited to three minutes for individuals, or five minutes, if representing a group.

REQUIREMENTS TO VOTE IN THE KFCA ANNUAL ELECTION

On April 23, 2025, King Farm Citizens Assembly (“KFCA”) will hold its Annual Meeting and Election to elect four (4) Citizens to the Board of Trustees (BOT) of the Assembly: three (3) open seats held for a two-year term and one (1) open seat held for a one-year term.


All King Farm Titleholders and Citizens who are eighteen years or over, must be current within 30 days of the due date of financial obligations to the Assembly, and are registered with the Assembly are qualified voters and may vote.
All Citizen [resident] titleholders of single-family homes, townhomes, and condominium units, as shown on the Assembly’s records, are automatically registered.
NOTE: Non-resident Titleholders are NOT eligible to vote in the election per the governing documents.
All other persons who wish to vote, including tenants and other occupants of a King Farm residence who are not listed with the Assembly as the owner(s) of record, are required to complete a Citizen Registration Form* annually to register as Citizens with the Assembly and to vote in Assembly elections.


Registration forms are due by Monday, March 24, 2025 at 12:00 pm.


If you are NOT a Citizen Titleholder on-file with the Assembly and have not registered by the deadline, you are not permitted to vote in the election.
*Management will verify proof of residency.
(*signed lease, state issued license or ID, and/or confirmation from the registered owner may be requested)

KING FARM MUSIC JAM SOCIAL CLUB IS BACK

The King Farm Music Jam Social Club is a group of hobby musicians, 18 years and older, who live in King Farm and who come together to play music. This group is sponsored by the King Farm Citizens Assembly. Our jam sessions are held monthly throughout the year.

The next jam session is on THIS Sunday, March 16, 2025, from 2:00 PM to 4:00PM. If you require time to set up, the meeting room will be available 30 minutes before the start of the session.

The sessions are held at the King Farm Community Center, 300 Saddle Ridge Circle, Rockville, MD 20850.

Guitarists, keyboardists, percussionists, and other musicians of all levels are welcome to participate. Bring your musical instrument. It is also helpful to bring a music stand and a power strip if power is needed for your equipment. For those who sing, a microphone would be helpful.

Musicians take turns selecting songs. Then, all the musicians play each song together. The person who selects the song may sing or have another player sing. Songs are selected from a jam songbook and generally have common chords. A phone, tablet, or computer is helpful.

Also, feel free to bring song sheets for any songs with common chords you would like to share; 10 to 15 copies should do it.

RockView Program

If you have a ring camera (or other front door/doorbell camera), you can register it with the RCPD. The RockView program allows residents and business owners to voluntary register their privately owned video security camera systems with the RCPD. Registration in the RockView program does not enable law enforcement to view camera footage without an owner’s permission. However, the RockView program will allow city police to quickly identify security cameras that may have captured criminal activity when a crime is reported nearby.
