MANAGEMENT OFFICE CLOSED IN OBSERVANCE OF PRESIDENT’S DAY MONDAY
The King Farm On-Site Management Office will be closed on Monday, February 16th, in observance of Presidents Day.
The office will open on Tuesday, February 17th at 8:30 AM.

FINAL CALL FOR CANDIDATES –
2026 ANNUAL MEETING AND ELECTION
The 2026 King Farm Annual Meeting & Election will take place at 7:00 PM on Wednesday, April 22, 2026 via Zoom meeting. For more information about the meeting and candidate information, please visit the Farm website: https://kingfarm.org/annual-meeting-election/.
KFCA President, Paul Scott, will present the State of King Farm report; KFCA Treasurer, Ric Ricciardi, will provide a brief budget and financial overview presentation. There are two(2) open Board Of Trustees Seats and one(1) open KFCA President seat.
A completed Petition for Candidacy Form, including necessary signatures, must be returned to the Assembly’s office no later than 3:00 pm Wednesday, February 18, 2026. Completed Petitions for Candidacy (with form, signatures, statement, and picture) may be emailed to management@kingfarm.org if the scanned documents are legible.
NOTE: Non-resident Titleholders are NOT eligible to vote in the election per the governing documents.
Citizen Titleholders of single-family homes, townhomes, and condominium units, as shown on the Assembly’s records, are automatically registered for the Annual Meeting. All other persons, including other occupants and tenants of a King Farm residence must complete a Citizen Registration Form to register as Citizens with the Assembly and participate in the Assembly elections. If you are unsure if you are listed with the Assembly as the Citizen Titleholder, verify with the Management Office. Non-registered King Farm residents who would like to vote in the Wednesday, April 22, 2026 election must complete and return the Citizen Registration Form to the Management Office via email at management@kingfarm.org or by placing it in the drop box to the right of the front door at 300 Saddle Ridge Circle, Rockville, MD 20850 by 12:00 pm, Monday, March 23, 2026. The Citizen Registration form is available on the King Farm website: https://kingfarm.org/annual-meeting-election/. All forms will be verified (signed lease, state issued driver’s license, and/or owner verification).
Note: The Assembly is utilizing electronic voting through a 3rd party vendor: VoteHOANow. Citizen Titleholders with their names listed in the Assembly records will automatically receive a unique registration code via email and/or on a postcard via USPS mail to vote electronically. Registration codes will be generated for Citizens who register by Monday, March 23, 2026. VoteHOANow recommends that you add the domain votehoanow.com as an approved domain so emails are not sent to the spam folder. It will be up to the Titleholders and the registered Citizens to ensure that the Assembly has your correct information. Paper ballots/Proxies are available by request only.

KFCA MONTHLY ASSESSMENT COUPON BOOK
PAYMENTS CAN BE MAILED WITHOUT A COUPON.
Do not wait for your coupon book to arrive before mailing your payment. Payments are due on or before the 1st of the month and late if not received on or before the 15th of the month. Partial payments are considered late and will incur a late fee.
The mailing address and account number remain the same. The only change when mailing your payment is the monthly amount. You can see your account balance by loggin into TownSq. If you have not signed up, you can do so here: https://www.townsq.io/
Write your account number in the memo line of the check to properly process your payment (see image below with yellow highlight). If you don’t know your account number, contact the Management Team.
If using your bank’s bill pay, you must note the correct account number for payment as well.
You are welcome to pay in advance. However, you must remember to make timely payments if you pay every other month, quarterly, or annually.
The 2026 monthly assessment is $132.99 or $141.09 for the Phase 4 Townhomes.

Individual condominium homeowners do not pay assessments directly to King Farm Citizens Assembly. The KFCA assessment is included in the monthly condominium fee.
Management strongly encourages homeowners to sign up for direct debit. USPS delivery times are slower than in the past. There have been inconsistent delivery times with the postal service. If you choose to mail payments, mail delays will not automatically guarantee the removal of late fees.
Management strongly encourages Direct Debit. The monthly fee is automatically deducted each month between the 5th and the 10th. The form is attached and can be dropped off at the KFCA Management Office or email management@kingfarm.org.
PARKING AFTER SNOW EVENTS
Residents are reminded that parking is first-come, first-served throughout the community, even after snow events.
Reserving or “holding” a shoveled parking space with chairs, cones, trash cans, or any other items is not permitted and creates safety and access concerns for others.
Any items left in parking spaces, parking lots, or in the streets for this purpose will be moved or removed by Management without notice so that all residents have equal access to available parking.

ANNUAL PROPERTY LOT INSPECTIONS
2026 COMMUNITY INSPECTIONS HAVE STARTED
Periodic exterior inspections of the homes/lots in King Farm are important for ensuring all property owners are adhering to the maintenance standards listed in the governing documents. These standards contribute to enhancing curb appeal and property values.
If maintenance items are identified, a notice will be sent via USPS mail and by email, if on file with the management office. The initial notice will provide a compliance date to bring the noted items into compliance. An email will also be sent to homeowners from the management office. If the items are not brought into compliance, then a Final Notice/ Intent to Hold Hearing will be sent via USPS mail, email and posted to the property address door.
