Guidelines for Changes or Repairs to Doors, Windows, Shutters, and More:
Please use these guidelines for replacing or repairing one of these items on your property. Any time you alter or change the existing condition in any way, it requires a design review application. Provided that you make these changes for repair or maintenance, then a DRA is not required.
Doors, Windows, Shutters, and Trim – Guidelines
If you are repairing or replacing and select materials from the following pre-approved lists, a design review application is not required.
Door, Window, Shutter Installation and Changes:
The Community Architect has developed documents to assist Homeowners in the installation or replacement of windows, shutters, doors, and house trim. The documents are intended to offer guidance; final design and installation approval is not required if compliance with the following is met.
If you are repainting any of the aforementioned items and you are unsure of what color to select, you may take a sample and bring it to a home improvement retailer and request that they color match the paint sample. Additionally, you may refer to the Color Scheme Document or various color palettes within the resident portal documents and select the appropriate color based on your home type and builder.
You can determine the builder of your home by referring to your settlement documents or using the King Farm Community Map.
Changing Paint Colors:
If you would like to change the original paint color to something new, this requires a design review application.
Shutters and Shutter Dogs:
Replacement of shutters/shutter dogs does not require a design review application provided that, the appearance, profile, size and dimensions of the shutters remain identical and the color remains the same.
The material may be changed from which the shutter is made, may be changed e.g., from plastic to wood. Homeowners shall maintain shutter dogs (the shutter stops).
*Shutters may NOT be removed.
Basement Windows and Egress Windows:
The installation of new windows and the enlargement of windows or egress windows requires a Design Review Application.
The replacement of new windows and the enlargement of windows or egress windows does not require an application provided that, dimensions and materials (including color) remain the same as in the
The Community Architect has developed documents to assist Homeowners in the selection of storm doors. The documents are intended to offer guidance; final design and installation approval is not required if compliance with the following is met.
Storm Doors NOT Requiring Review and Approval shall meet the following conditions:
- Full View: The storm door shall be full view.
- No Decorative Trim: The storm door shall be free of decorative trim.
- Color: The storm door shall match the color of the door.
- The material from which the door is made,
may be changed. e.g., from wood to metal.
