Architectural Design Trust



Purpose

 

The purpose of the King Farm Architectural Design Trust is to aid the Community Architect in maintaining the visual integrity of the Community and to consider and make recommendations to the Community Architect on all applications (other than applications by Participating Builders or the Developer for new construction) by Titleholders (the owner of record of any lot or living unit, whether one or more people or entities) for making design or visual changes to exteriors of the Lots and upon the improvements located thereon.

Changes in the visual appearance of the exteriors of structures and the lots on which they are situated may not be made until approval has been secured in writing from the King Farm Architectural Design Trust. Changes in landscape elements that involve additions, removal, or material changes in the appearance of trees, shrubs, fences, or hard surfaces and materials shall also require written approval of the King Farm Architectural Design Trust.

Duties

The King Farm Architectural Design Trust shall serve to interpret and make recommendations on proposed design and visual changes, based upon Design Standards and Guidelines established by the Board of Trustees and in accordance with the procedures established in the Governing Documents. A list of the various documents containing the design standards and guidelines is set forth in the attached Appendix.

The King Farm Architectural Design Trust shall also provide interpretive advice to the Board of Trustees and to the Board of Code Compliance, when requested, to aid in findings on alleged violations of Design Standards and Guidelines.


Organization and Terms of Office

The King Farm Architectural Design Trust shall consist of  four (4) members, not including the Community Architect who shall serve as a voting ex officio member of the King Farm Architectural Design Trust.  The term of office for members of the King Farm Architectural Design Trust shall be for up to two (2) years, with approximately fifty percent (50%) of the positions filled on the annual basis.
